What's Included in a Quality Garage Epoxy Install

Before pricing makes sense, it helps to know what a real install actually includes. A proper garage epoxy floor — the kind that lasts 15+ years instead of peeling in 18 months — has four main cost drivers:

1. Diamond-grind prep. We grind the concrete slab to an SP3 profile using industrial diamond grinders. This opens the pores of the concrete so the epoxy mechanically bonds. It's the single most important step in the whole install, and it's the one most budget installers skip in favor of acid etching. Skipped prep is the number one cause of coating failure.

2. Crack repair and slab patching. Every crack, spall, and divot gets filled with a polyurea crack repair compound and ground flush before any coating touches the slab. On older garages (think 1960s Hazel Dell, 1970s Orchards) this step alone can add a few hundred dollars.

3. The coating system itself. 100% solids epoxy base coat, decorative flake broadcast to refusal, and a UV-stable polyaspartic topcoat. We don't cut with solvents and we don't use water-based kits from the home center.

What Moves the Price Up

Heavy slab damage. If your garage floor has major cracking, oil contamination, or old coatings that need to be fully ground off, that's extra labor before we can even start.

Larger or odd-shaped spaces. Detached shops, 3-car garages, and spaces with weird corners or lots of cut-ins take longer.

Premium design choices. Metallic epoxy pigments and custom flake blends cost more than standard flake.

Moisture problems. If we find vapor transmission issues during the moisture test, we'll need a moisture-mitigation primer. This is non-negotiable — skipping it guarantees the floor will bubble — and it adds to the quote.

What Moves the Price Down

A newer, cleaner slab. If your garage was poured in the last 10 years and isn't badly stained, prep goes faster.

Standard color and flake. Our standard flake blends look great and cost less than custom metallic pours.

Multi-car packages. Doing the whole 3-car garage at once is cheaper per square foot than coming back later for one bay.

Watch Out for Lowball Quotes
