West Linn Patio and Step Coatings for Hillside Lots
On a West Linn hillside the patio is rarely one flat slab. It is a landing, three steps, another landing, and a walk that drops to the street.
Free In-Home EstimateHouses in Rosemont, Barrington Heights, and Savanna Oaks were built into the slope, so outdoor concrete here comes in pieces. There is a terrace off the kitchen, a set of steps down to the lawn, a lower patio, and a steep front walk. Each piece stays wet on the shady side of the hill, and every step edge is a place to slip in November.
That makes West Linn more about grip and moss than about color. We still stamp slate and flagstone, and people like how a matched pattern ties the levels together. But the reason most homeowners call is that the steps have become slick and green, and they are tired of scrubbing them.
Grip on Every Step and a Surface Moss Cannot Root Into
Steps and landings get a polymer-modified overlay built up to 60 to 80 mils, with the nosings reformed so every edge is crisp and visible. The texture is stamped or brushed in while the material is soft, then the chosen color and an acrylic sealer with anti-slip grit go on. It is freeze-thaw rated for the odd hard frost on the hill, and it carries a 10-year warranty.
Moss grows where water lingers and sun never reaches. West Linn hills catch more rain than the valley and hold it longer. Sealing the surface does not change the shade, but it shuts the pores moss roots in, so a rinse each spring keeps things clean. Drains and weep paths stay open; we never coat over them.

Hills, River Fog and a 40-Minute Trip
We are about 40 minutes from West Linn on I-205. Up on the hills, rain comes in heavier and slabs dry slowly. Down in the Willamette historic district and along the river near Willamette Falls, fog can sit for days in winter. That limits the patio season to the dry months, and we plan several dry days in a row because stepped work takes longer than a flat pad. Older concrete in the historic district is thinner and more likely to have cracks that need repair before we coat.

West Linn Terrace and Step Pricing
A West Linn terrace with its steps and a lower landing often adds up to about 400 square feet. At $5 to $10 per square foot, figure $2,000 to $4,000. Steps take more hand work than flat areas, so a job with many risers lands higher in that range than a single flat patio of the same size.
Frequently Asked Questions
Our West Linn front steps are steep and slick. What can you do?
We rebuild the step edges, overlay the treads and risers, and use the grippiest texture in our lineup on the treads. A contrasting color on the nosing helps you see each edge in low light. If the steps are loose or cracked through, they need repair before coating.
Can one pattern run across several levels of patio on a hillside lot?
Yes. We carry the same stamp and color from the upper terrace down the steps to the lower patio so the whole thing reads as one design. Joints between levels are kept, since the pieces were poured separately and will move a little independently.
Will the Willamette fog slow down a patio job near the river?
It can. We do not coat a damp slab, so on foggy mornings we grind and repair first and apply the overlay once the surface dries. River-side jobs in the Willamette district are best booked in July and August.
Is a coated walkway safe to use when it rains on the hill?
Safer than bare concrete covered in moss, which is what most people have now. The sealer carries anti-slip grit, and the texture gives your shoes something to catch on. Keep it rinsed yearly and the grit stays exposed.
What if there is a drain in the middle of our lower patio?
We work around it. The overlay feathers to the drain grate so water still flows in, and we keep the slope toward it. Coating over or clogging a drain on a hillside lot would send water toward the house, which is the last thing anyone wants.
