Washougal Basement Epoxy Floors Built for Gorge Weather

A basement floor in Washougal has two jobs: shrug off the grit the east wind tracks in, and stay stuck to a slab that sits near a river.

Free In-Home Estimate

Ask anyone downtown how often they sweep. The Gorge wind comes through Washougal before it hits anywhere else in Clark County, and it brings dust with it. A bare basement slab or a painted one holds that grit in every pore. A coated floor does not. That alone is why a lot of people here ask about it.

The houses matter too. Near the Washougal River and around Downtown Washougal the homes run 1940s to 70s, and some have a partial basement or a half-sunk utility room. Up the hill at Lookout Ridge and Mount Norway, newer homes were built on the grade and some have walk-out lower floors. Out toward Cape Horn, the concrete people want coated is more often a shop office or a game room than a true cellar.

The Right Floor for a River Town Basement

The ground near the river and Steamboat Landing stays wet much of the year, and older slabs down there went in without a vapor barrier. That is the setup for efflorescence, peeling paint, and a smell that comes back every fall. We read the slab first with a calcium chloride test or an in-slab RH probe. If the reading calls for it, a moisture-mitigating primer is the first coat.

Next is the epoxy itself, 100% solids, and we keep throwing chip into it until the wet coat is buried. A clear polyaspartic layer locks the chip down, and the whole build measures 30 to 40 mils. The flake gives some texture underfoot and hides the gray film the wind leaves between cleanings. A dust mop handles it. The whole system carries a 15-year warranty.

Ice Days, Grit, and Water Near the River

Winter ice days are more common here than in Vancouver, and salt and gravel ride in on boots straight down the basement stairs. That grit is abrasive on paint and carpet and does very little to a polyaspartic top. On Washougal River Road the bigger concern is water. If a basement has ever had standing water, somebody fixes that first, whether it takes a gutter repair, a curtain drain, or a sump pit. We will not bury an active leak under a coating. The drive is about 25 minutes east on SR-14, just beyond Camas, so a return trip for a second moisture reading is easy.

Pricing a Washougal Basement Floor

Older downtown basements are usually 350 to 600 square feet, which at $5 to $10 a foot comes to $1,750 to $6,000. A Lookout Ridge walk-out lower level near 850 square feet is $4,250 to $8,500. The spread inside each range comes down to prep: old paint, crack repair, and whether the moisture test says primer.

Frequently Asked Questions

Will the Gorge dust scratch a coated basement floor?

Not in any way you will notice. The polyaspartic topcoat is far harder than paint, and the flake hides fine wear. Keep a mat at the bottom of the stairs, dust mop once a week in windy months, and the floor stays looking new.

Our house in Hathaway had water in the basement once, years ago. Is that disqualifying?

Not by itself. We want to know where it came from and whether it was fixed. A one-time event from a clogged gutter is different from seasonal seepage. We test the slab, look at the walls, and tell you whether it is ready or needs drainage work first.

Can a coated basement handle salt tracked in on ice days?

Yes. Salt water that sits on bare concrete soaks in and leaves white crust. On a sealed epoxy and polyaspartic floor it stays on the surface and mops up. It will not etch or stain the topcoat.

How long does a Washougal basement job take start to finish?

Plan on two to three days on site, depending on the size of the room. The first day is grinding, crack fill, and primer or base coat, then flake and topcoat follow. You can walk on it a day or two after we leave, and heavy furniture should stay out for about a week while it fully cures. Cold basements cure on the slower end.

Do you handle old tile in the downtown houses?

We look at it but we do not remove it. Nine-inch tile from before the 1980s may contain asbestos, so it gets lab tested. A positive result sends it to a state-licensed abatement crew, though sometimes sealing it under the coating is allowed instead. Which one, we say after the visit.
