Camas Patio Coatings Built for Moss, Shade and Lake Air

Big trees and a lake next door are why people buy in Camas. They are also why the back patio turns green every winter.

Walk around the back of a Prune Hill house in February and you can usually tell which side of the patio gets afternoon sun. The shady half is slick and green, the joints are packed with moss, and the concrete has that dark, never-quite-dry look. Bare concrete soaks up water like a sponge, and on a wooded lot it never gets enough sun to dry out between October and May.

An overlay does not make moss impossible. Nothing outdoors in Camas does that. What it does is give moss a sealed, tighter surface to cling to instead of an open broom finish full of pores, so it comes off with a hose instead of a wire brush. And it gives you a flagstone or slate pattern instead of a slab that looks like a garage apron.

Why a Sealed Overlay Holds Up Better Under Camas Trees

Our outdoor system is a polymer-modified overlay troweled on at 60 to 80 mils, colored with pigment mixed into the material, and stamped or textured while it is still soft. Then it gets an acrylic sealer. Every layer is made for outside use, which is the difference between this and the garage epoxy that some people roll onto a patio and then watch peel.

Houses around Lacamas Lake and in Lacamas Heights often have covered patios and long walkways to the side gate. Those walkways are where people slip. We add an anti-slip texture into the sealer so a wet, leaf-covered path still has grip. The system carries a 10-year warranty and is rated for freeze-thaw, which matters on the few ice days Camas gets.

Cooler Hills, Lake Humidity and a Shorter Outdoor Season

Camas sits a few degrees cooler than Vancouver, and the lake plus the hills hold more moisture in the air. For a patio, that means a shorter working season. We only coat outdoor concrete on dry days with the slab dry to a meter, so Camas patios mostly get done from late May through September. A patio that takes two days to install is ready for walking a day or two after we finish, but furniture waits about a week, and under Camas trees that week can stretch a little. Our crew runs out SR-14 in roughly 20 minutes, which lets us put a meter on the slab the morning of the job.

Pricing a Covered Patio and Walkway in Camas

Patios on the newer Camas homes are often generous. A covered patio with a walkway around the side of the house can reach 550 to 650 square feet. At $5 to $10 per square foot, that project costs roughly $2,750 at the low end and $6,500 at the high end. A simple 250-square-foot pad downtown would be $1,250 to $2,500.

Frequently Asked Questions

Will moss still grow on a coated patio under the firs on Prune Hill?

Some will, because spores land on everything under those trees. The difference is that it sits on a sealed surface instead of rooting into the pores of bare concrete. A yearly rinse in spring clears it. Skip the rinse for three or four years and you will be scrubbing, same as before.

When is the best month to schedule a patio overlay in Camas?

June through early September is the safest stretch. Camas holds moisture longer than Vancouver, so we want several dry days in a row and a slab that reads dry on the meter. We book spring dates too, but those carry a real chance of moving if rain shows up.

Can you coat the pool deck at our Lacamas Lake house?

We coat pool surrounds, yes, with the same overlay and a grippier texture for bare feet. We do not build, plumb, or repair the pool itself. If the coping stones are loose, a pool contractor needs to reset them before we come in.

Our downtown Camas patio has old paint on it. Is that a problem?

It has to come off. Paint on the older mill-town slabs downtown is often several layers deep, and an overlay bonded to paint only holds as long as the paint does. We grind it off to bare concrete first, and that time is part of the quote.

Do you use the same product on patios that you put on garage floors?

No. Garage floors get epoxy, which is great indoors and chalks or yellows in direct sun. Patios get a polymer cement overlay with integral color and an acrylic sealer, because it breathes a little, handles freeze-thaw, and can take a stamped stone texture.
