Portland Basement Epoxy Floors for Old Craftsman Houses

Walk down the stairs of a 1915 Craftsman in Laurelhurst or a 1928 bungalow near Alberta Street and you know the smell. Concrete that has been breathing damp clay for a hundred years. White crust in the corners. Maybe a sump, maybe not. This is where basement coatings earn their keep, and it is also where they fail most often when somebody skips steps.

These basements are getting finished at a fast rate. People want a gym, a guest room, a laundry that is not creepy, a place for the kids to be loud. The floor is where it starts, and in a hundred-year-old house the floor has history. On a Hawthorne or St. Johns block, it usually starts with a lab test on the tile and a dome on the concrete.

Clay Soil and No Vapor Barrier

Portland sits on clay that holds water and drains badly, and none of the early basements have a vapor barrier. The concrete itself is often thin and patched. So before we quote, we set a calcium chloride test or drill for relative humidity. On most of these floors the answer is the moisture-mitigating primer, and we plan for it.

After the primer comes a 100% solids epoxy base, a broadcast of flake chips to full coverage, and a polyaspartic topcoat, around 30 to 40 mils in total. It stops the concrete dust, it does not feed mildew, and it mops clean. It carries our 15-year warranty. If water is actually running in through a wall crack or up through the floor, that gets fixed first. We do not coat wet.

Tile, Efflorescence, and the Bridge

The single most common thing we find in basements in Sellwood, Woodstock, and Mount Tabor is 9 by 9 floor tile, often dark, sometimes loose. Tile from that era can contain asbestos. We do not pull it up. It gets a lab test, and if it is positive a licensed abatement company removes it, or in some cases the tile can be encapsulated. Efflorescence is the other one: that white salt is groundwater leaving minerals behind, and it has to be ground away. Portland is 20 to 40 minutes over the bridge for us, depending on the neighborhood.

What a Portland Basement Floor Costs

Most Portland basements under a bungalow or Craftsman are 600 to 900 square feet. The per-foot range is five to ten dollars, so the total sits between $3,000 and $9,000. The top of the range is common here: moisture primer, crack and patch work on thin concrete, and efflorescence grinding. Tile abatement, if the lab calls for it, is billed by the abatement firm, not us.

Can you coat right over the old tile in my Laurelhurst basement?

We will not touch it until it has been tested. If there is no asbestos, we remove it and grind. If there is, a licensed abatement company removes it or, when the tile is fully bonded and intact, it may be encapsulated. We recommend one after we see it.

Our basement has white powder on the floor every spring. Is that mold?

Usually it is efflorescence, mineral salts left when water moves through the concrete and evaporates. It is a sign of moisture, not mold. We grind it off, test the slab, and use a moisture-mitigating primer so it does not push through the new floor.

Is a hundred-year-old basement slab too thin to coat?

Rarely. They are thin, but they have been sitting still for a century. As long as the concrete is not crumbling into sand or heaving, it takes the coating well. Thin spots and patches get filled during prep.

How long is the trip across the bridge, and does it change the schedule?

Twenty to 40 minutes over I-5 or I-205, longer for Sellwood at rush hour. It does not change the work. The work itself takes two or three days in the basement, by square footage, and we do not rush the steps to beat traffic.

Can a coated basement become a home theater or a guest room?

Yes. The floor is sealed, quiet, and easy to keep clean, and rugs and heavy furniture can come back once it has cured for about a week. Many people add an area rug in a theater for sound and comfort.
