Lake Oswego Basement Epoxy Floors for Walk-Outs and Old Cottages

The Mountain Park houses went up on steep ground between the 60s and 80s, and many have a walk-out lower level that is really a second main floor, with a wine room, a gym, or a guest suite on a slab set into the hill. The 1920s cottages near First Addition and the lake sometimes have true basements that are short, old, and damp. And the newer custom homes in Westlake and Forest Highlands often have a finished lower level that was carpeted over and never tested.

People here tend to want a floor that looks finished, not industrial, and that is doable with a tight flake blend in a small chip size. But looks come second. A lower level with a slab that was never tested is a lower level that can blister under an expensive rug, so the slab gets our attention first.

Shade, Lake Humidity, and the Hillside Wall

Lake Oswego has heavy shade, wooded lots, and a lake that keeps humidity up, so slabs dry slowly through winter. On a hillside lower level, the back wall is in wet soil and the floor near it reads higher than the floor by the sliding door. We test in more than one place, calcium chloride or RH, and prime the whole floor if any part of it reads high.

Over that goes a 100% solids epoxy body coat with flake broadcast to refusal, then a clear polyaspartic finish. Total thickness is about 30 to 40 mils. It is mold resistant and easy to clean, and it carries a 15-year warranty. No roller lines, no pinholes. We are careful because in this town those things get noticed.

Cottages Near the Water, Walk-Outs Up the Hill

The cottages near Oswego Lake and George Rogers Park are the likeliest to have 9 by 9 tile in the basement, and if we see it we do not grind it. Tile that old may contain asbestos. It is tested, and if positive, it is removed by a licensed abatement contractor or sometimes encapsulated; which one depends on its condition, and we tell you after the visit. The Mountain Park walk-outs are more about the uphill wall and a drain line to work around. Plan on us spending around 40 minutes each way on I-5 or I-205, which we build into the day.

Lower levels in Lake Oswego are larger than most, often 1,000 to 1,400 square feet in the custom homes. Our $5 to $10 rate makes that $5,000 to $14,000. The cottage basements near First Addition are smaller; a 540 square foot one is $2,700 to $5,400. Carpet removal, moisture primer, and custom flake blends push toward the upper end.

Frequently Asked Questions

Can you make a lower-level floor look finished instead of like a garage?

Yes. Flake blend and chip size make the biggest difference. Smaller chips in tight color blends read more like terrazzo or stone than a garage floor. We bring sample boards to the estimate so you can see it against your walls and trim.

Our Mountain Park walk-out has a floor drain near the back wall. Is that a problem?

No. We grind and coat around it and pitch the coating into the drain so it still works. The drain is actually a hint that the builder expected water from the hill, which is one more reason we test the back of the floor carefully.

Will the humidity off the lake cause problems after the floor is done?

No. Humidity in the air does not hurt a cured coating. It can slow the cure during install, so we ask that heat stay on, and the week before heavy furniture returns may stretch slightly in winter.

We have a 1920s cottage with old tile in the basement. Can you remove it?

Not ourselves. It needs a lab test first. Asbestos found means a licensed abatement outfit removes it, unless the tile is sound enough to seal in place under the coating. We look at the tile and tell you which approach makes sense.

How far is Lake Oswego from you?

About 40 minutes south of Vancouver on I-5 or I-205. We schedule these jobs as full days on site so the drive does not cut into the work. Lake Grove is the closer side.
