Tualatin is flat river-valley ground. Basements are rare, the water table rises every spring, and the slab rooms people do have need a moisture test.

You will not find many basements in Ibach, Byrom, or Martinazzi, and the ones you find are usually shallow. What people here call the basement is more often a garage converted to a family room, a slab bonus room off the garage, or the ground floor of a townhome near Bridgeport Village.
Those rooms sit right on ground that the Tualatin River saturates. In spring, when the river is high, the water table climbs, and damp rises into every slab resting on it. Around Nyberg and Jurgens Park, a family room slab can read noticeably wetter in April than it did in September. That swing is why we never trust a single dry-season look.
The River Sets the Moisture Level
Every Tualatin slab gets a moisture test first, calcium chloride or RH. Close to Brown's Ferry Park and down around Tualatin Commons, the numbers are usually higher, and we plan on a moisture-mitigating primer under the coating. If a room has ever taken on liquid water, that is fixed before we come back.
The rest of the system is 100% solids epoxy, flake broadcast, and a polyaspartic topcoat for 30 to 40 mils. It does not hold dust or odor, it resists mold, and it is warrantied 15 years. For a family room or playroom on slab, it is the one floor that will not care about the spring water table.

Thirty-Year-Old Builder Slabs
The concrete in these homes is from the 80s and 90s: solid, but with control-joint cracks, old sealer, and 30 years of wear in any room that used to be a garage. We grind off the old sealer, fill the joints, and then test. Foggy winters mean slow drying, so the cure can run a little past its normal week. If a converted room has old floor tile, it gets tested before we grind; should the lab find asbestos, it is licensed abatement or sometimes encapsulation, and we recommend which once we see the tile. The drive down I-5 from our shop is roughly 40 minutes.

A two-car garage converted into a family room in Ibach or Byrom is usually 400 to 480 square feet. That comes to $2,000 to $4,800 at $5 to $10 a foot. A 240 square foot slab bonus room is $1,200 to $2,400. Near the river, the primer is likely, which puts most jobs in the upper part of the range.
Frequently Asked Questions
Does a high spring water table affect a coated floor after it is done?
Not if the primer went down. The primer holds back vapor that rises with the water table. What it will not stop is liquid water flooding in, which is a drainage problem to fix before coating.
Our cul-de-sac house in Byrom has no basement. What do people coat?
Garage conversions, bonus rooms on slab, laundry and mud rooms, and garages being used as gyms. The system is the same one we use in basements. Martinazzi homes near the Commons are typical examples.
There is old sealer on our garage floor. Can you coat over it?
No. Old sealer blocks the bond. We diamond grind it off completely, fill the control joints, and test the bare slab before coating. Sealer from the 90s is often yellowed, which also shows where it has worn.
How long does a Tualatin install take with the foggy winters?
Two to three days on site for the install, and in winter plan on the full week of cure or a bit more before heavy pieces come back. Heat in the room helps a lot. The Tualatin River fog is the reason cure slows here in winter.
How far is Tualatin from your shop?
Forty minutes or so, straight down I-5. We do the estimate and moisture test setup on one visit. On a later day we come back, read the numbers, and give you the final price.
