What the Willamette Does to a Slab
Foggy winters and ground close to the Willamette River keep Wilsonville slabs damp from below, even when the room feels dry. So we test before we quote: calcium chloride dome or RH probe. When the number comes back high, the first layer is a primer made to stop vapor. Any history of water sitting on the floor gets solved first, not covered up.
Over the primer we put down an epoxy base with no solvents, drop color chips across the whole floor, and topcoat with polyaspartic. That builds to 30 to 40 mils. It wipes clean, resists mold, and carries a 15-year warranty. Plan on about a week before heavy furniture in any season, and winter jobs here can run a little longer.

Villebois garages are small and get parked in tight, so door thresholds and edges take a beating. We grind right to the edge and detail the threshold. Charbonneau slabs are around 50 years old and very often painted; the paint comes off first. Frog Pond concrete may still be drying from the pour. If there is old 9 by 9 tile in a Charbonneau room, we do not touch it. It is tested, and a positive result is handled by licensed abatement or, depending on condition, encapsulation. Yes. We grind all the paint off, fill cracks, test the bare slab, and coat. Fifty-year-old concrete in Charbonneau is usually sound under the paint. It just has to be clean for the bond.
Is a Villebois garage too tight to coat well?
No. Small garages go fast. The detail work is the threshold and the edges, where tires and bins hit. We grind right to the wall and finish the threshold carefully.
We are in a new Frog Pond home. Should we wait before coating the bonus room slab?
Test first. Some new slabs are dry enough within a year and some are not. If the reading is high, the primer handles it and there is no need to wait.
Do summer installs in Wilsonville go faster?
Not by much. Summer warmth helps, but heavy furniture and equipment still wait about a week after we finish. Winter installs, with fog and cool nights, can take a little longer than that. The on-site work is two to three days either way, depending on the room size.
Is Wilsonville too far for you?
It is at the south end of our range, about 45 minutes on I-5. We do work here regularly and schedule it as full days on site. Charbonneau is across the river, a few extra minutes.
