Oregon City was incorporated before anywhere else west of the Rockies, and the houses in McLoughlin and Canemah show it. Many have true basements, some with walls of old concrete or stone, floors poured and repoured over a century, and a smell that never quite goes away. These are real basements, and they are the kind people want to finally use.

Up on the hilltop, in Park Place and around Hilltop, the mid-century ranches and split-levels sit on more ordinary slabs. Out toward Beavercreek Road, the 2000s subdivisions are on slab or crawlspace, and the concrete room is usually a converted garage. Near Rivercrest and the South End, many homes have basements that were dug into the slope.

Damp Bluff, Moving Ground

Down below the bluff, the mist from Willamette Falls and the afternoon shade keep things damp, and the ground on the slope moves a little over the decades. That shows up as cracks in old basement floors and efflorescence along the walls. We test every basement with a calcium chloride dome or an RH probe before we price it. Most of the old ones need the moisture-mitigating primer.

After priming, three things go down in order. A thick layer of solvent-free epoxy, chips sown into it by hand, and a clear polyaspartic lid, together about 30 to 40 mils. The floor stops shedding dust, does not feed mold, and can take a gym, a laundry, or a workshop. It carries a 15-year warranty, as long as the water source, if there is one, has been dealt with first.

Tile, Cracks, and the Elevator Town

Old basements near the McLoughlin House and the Oregon City Municipal Elevator often have 9 by 9 tile, sometimes several layers. Floors like that are on the asbestos watch list. Removing suspect tile is not something our crew does, so a sample goes out first; if the lab confirms it, a licensed abatement firm handles it, or the tile gets encapsulated when it is solid and flat. Frequently Asked Questions

Can a century-old basement in McLoughlin really be coated?

Most can. We grind it, fill the cracks, test for moisture, and prime. The floor will not be perfectly flat, but it will be sealed and clean. If there is running water, that has to be fixed first.

Our Canemah basement has several layers of old tile. What happens?

Nobody touches it until a lab has looked at a piece. Confirmed asbestos means abatement by a licensed company or, less often, encapsulation. Multiple loose layers usually point to removal, and we give you our read at the visit.

Will cracks from the moving ground come back through the coating?

Hairline cracks filled with flexible repair usually stay hidden. A crack that is actively moving can reflect through over time, and we say so upfront. Most old basement cracks have settled long ago.

Is a hilltop basement different from one in the lower town?

Usually drier. The hilltop gets more sun and wind and sits well above the river, so readings are lower. We still test every floor up there, but the primer is needed less often than in the older houses down below the bluff.

How long is the trip from Vancouver to Oregon City?
