Happy Valley Basement Epoxy for Lower Levels and Home Gyms

Straight answer: full basements are uncommon in Happy Valley. The subdivisions around Eagle Landing, Rock Creek, and Sunnyside Road went up fast on slab and crawlspace. Where the lots tilt, up on Scouters Mountain and toward Mount Scott, some homes were built with a daylight lower level. Those are the basements we coat here.

Everyone else is calling about the garage. Happy Valley has more home gyms in garages than anywhere we work, and plenty of third bays turned into offices or playrooms. Those spaces need the same floor as a basement: sealed, moisture tolerant, and easy to wipe down after a workout. Rock Creek has plenty.

New Concrete Is Not Dry Concrete

A slab poured in 2021 looks perfect, which is the trap. New machine-troweled concrete in this town often carries a curing compound and a coat of cheap builder sealer, and underneath it can still be wet from the pour. Epoxy will not grab the sealer and will blister over the moisture. So we diamond grind first, then test with calcium chloride or RH. A high reading gets a vapor-blocking primer.

The finished build is 100% solids epoxy, broadcast flake for grip and texture, and a polyaspartic topcoat. Thirty to 40 mils. Sweat and chalk wipe off, and a dropped kettlebell leaves the floor alone better than bare concrete does. Warranty is 15 years. Rubber stall mats go in the lifting zone, and the rest of the room stays coated.

Cool Nights, HOA Rules, and the Hillsides

Up on the buttes southeast of Portland, Happy Valley gets a little extra rain and wind. Chilly nights in April and October drag the cure out past its usual week, so we keep the room warm. A daylight lower level on Scouters Mountain is typically 800 to 1,100 square feet, which at five to ten dollars a foot is $4,000 to $11,000. A lone garage bay set up with a rack and bench, around 320 square feet, costs $1,600 to $3,200. Grinding off builder sealer is standard here and is included in the estimate.

Probably, if you have a garage gym or a slab bonus room. The system we use under basements is the same one we put under home gyms. We test the slab, grind off the builder's sealer, and coat it.

What is the shiny coating the builder put on our new garage floor?

Usually a cheap acrylic sealer over a curing compound. It keeps the concrete from dusting while the house sells. It also stops epoxy from bonding, so it has to be ground off completely before we coat.

How much will a dropped dumbbell hurt a coated floor?

A 20 pound dumbbell dropped from waist height usually leaves nothing. Heavy barbells dropped from overhead can chip any floor. Put stall mats on the lifting platform and the rest of the floor handles everything else.

Does the hillside lower level on Scouters Mountain need a primer?

Maybe. The uphill wall is the one to test. If the reading there is high we prime the entire floor, not only that side. We do not know until the test is done.

Is Happy Valley inside your normal service area?

Yes. It takes us around 30 minutes down I-205, close enough to set a moisture test on one visit and come back to read it. Altamont is just a few more minutes past that.
