Happy Valley Patio Coatings for Newer HOA Homes

New house, new yard, and a plain gray patio that does not match anything. Here is how we upgrade it without breaking HOA rules.

Does your HOA care what your back patio looks like? In a lot of Happy Valley neighborhoods, the answer is yes if it is visible from the street or a neighbor's yard. That is worth checking before you pick a color. Most boards approve earth tones, stone textures, and anything that looks like it belongs with the house. Bright colors and busy patterns get pushback.

The patios on homes around Scouters Mountain, Eagle Landing, and Rock Creek were mostly poured between 2005 and 2024, and they share the same issues: a builder-grade broom finish, a coat of cheap gray sealer, and sometimes curing compound that never came off. None of that bonds well to a new coating.

Why New-Build Patios Need Grinding Before Anything Else

Builder sealer and curing compound sit on the surface like wax. We diamond grind them off until the concrete is open, then spread a 60 to 80 mil polymer-cement layer, texture it as flagstone, slate, brick, or wood plank, and tint it in whatever tone the homeowner picks. A gritty acrylic sealer finishes it, and the ten-year warranty starts that day.

New concrete can also still hold moisture. The town is up on the hills southeast of the city, it picks up extra rain, and spring and fall nights run cool. A slab poured recently may need a full dry summer before it is ready. We meter it and tell you if it needs to wait.

Hilltop Rain, Cool Nights and the Outdoor Season

Happy Valley is about 30 minutes from our shop on I-205. Up there the rain and wind run heavier than down on the flats, and chilly nights in spring and fall slow down how fast the sealer cures. We target July through mid-September for patios here, when the days are long and dry. Near Mount Talbert and Scouters Mountain Nature Park, tree cover on some lots means more shade and moss. Out along Sunnyside Road and in Pleasant Valley, the newest lots are open and dry faster.

The Cost of Upgrading a Happy Valley Builder Patio

The builder patio on a Happy Valley home usually runs about 240 square feet. At $5 to $10 a square foot, that is $1,200 to $2,400. If you extended it with pavers or new concrete, we price the whole area. A 380-square-foot extended patio comes to $1,900 to $3,800.

Frequently Asked Questions

Will my Happy Valley HOA approve a stamped patio overlay?

Most do, especially in natural stone colors. Check your CC&Rs and whether back-yard changes need review. We can give you a color sample and product sheet to submit. We would rather wait a week for approval than have you redo it.

The builder put gray sealer on our patio. Can you coat over it?

No. Builder sealer blocks the bond. We grind it off completely, along with any curing compound left from the pour. Once the concrete is open and clean, the overlay can bite into it properly.

Is our five-year-old patio in Rock Creek dry enough to coat?

At five years, almost certainly, but we test anyway since some lots hold more water than others. The patios we are careful with are the ones under a year old, especially if poured in a wet season.

Our kids and dog are always on the patio. How long is it off limits?

The install takes a day or two. Then keep everyone off for a day or two, and hold the grill and patio furniture for about a week while it cures. Paw prints in a fresh overlay are permanent, so the dog should stay on the lawn until we give the all clear.

Do the cool nights in Happy Valley affect the job?

In spring and fall they do. The sealer needs mild temperatures to cure right, and chilly nights on the hill can stretch the cure. That is why we favor July and August, when nights stay warm.
