Metallic Epoxy Floors in Happy Valley, OR
Garage gyms and home offices on new slabs that still have the builder's sealer on them. Thirty minutes down I-205.
Free In-Home EstimateHappy Valley grew faster than almost anywhere in Oregon, and almost every garage from Scouters Mountain to Rock Creek was poured after 2005. A lot of them are not garages anymore. They are gyms, offices, and studios, and that is where the metallic calls come from. A rubber mat over gray concrete looks like a gym in a garage. A metallic floor under the rack looks like a room.
The slabs are machine-troweled and flat, which is the good news for a clear finish. The bad news is on top of them: a cheap gray builder sealer that nothing will bond to, curing compound under that, and enough moisture inside the concrete to cloud a metallic from below for the first couple of years. All three get handled before any pigment goes down.
Builder Sealer, Cool Nights, and Why We Test Before We Quote
The gray sealer builders roll on new Happy Valley garages is a film, not a coating. It looks like a finished floor and it peels under anything applied over it. Diamond grinding takes it off along with the curing compound underneath. Then the moisture probe goes in. A reading over the limit means a mitigating primer or a wait until late summer, and on a slab under two years old that is a real possibility.
The metallic itself is clear 100% solids epoxy with pigment worked by hand; the gloss polyaspartic on top brings it to 40 to 60 mils. Happy Valley sits on the hills southeast of Portland and gets cool nights in spring and fall, which add a few days to the Happy Valley cure and can let pigment drift if the garage is left open. We ask owners to keep it closed and warm through the full cure.

HOA Subdivisions, New Slabs, and the Two-Year Moisture Window
Eagle Landing, Altamont, and the neighborhoods off Sunnyside Road are 2005-to-2024 two and three-car garages under HOA rules, and the floors are flat enough that leveling is rarely needed. What they need is the sealer and curing compound ground off, control joints filled flush so they do not show as lines under a clear coat, and a moisture reading. Slabs in their first two years fail that test often. Near Mount Scott and Scouters Mountain the lots catch more wind and rain than the valley floor, which does not change the coating but does slow the cure. About 30 minutes south on I-205, close enough to run the three site days back to back.

Happy Valley Garage Gym Metallic Pricing
Happy Valley garages are either two-car, 400 to 500 square feet, or three-car, 600 to 750. Metallic at $9 to $16 makes the two-car $3,600 up to $8,000 and the three-car $5,400 up to $12,000. Flat new slabs sit low in those ranges unless a mitigating primer is needed, which adds a bit per foot. If you are only doing the gym half, we price that area alone.
Frequently Asked Questions
Will a metallic floor hold up under a squat rack and dropped dumbbells?
Under the rack, yes, once fully cured, which takes about a week before the rack and plates go back in. The polyaspartic topcoat is the hard layer and it takes point loads without marking. Dropped iron is a different matter on any hard floor. Put a rubber mat in the deadlift zone and leave the metallic showing everywhere else, which is how most Happy Valley gym garages are set up.
The builder already sealed our garage floor. Does that help?
It hurts. That gray sealer is a thin film nothing bonds to, and under a clear metallic it would read as blotches even if it stuck. We grind it off entirely, along with the curing compound under it, before the slab is ready. There is no shortcut around that step.
Our Eagle Landing house is 18 months old. Is the slab dry enough?
Maybe. Eighteen months is right at the edge. We meter it at the estimate and again before grinding. If the reading is over the limit, you choose between a mitigating primer under the metallic and waiting for a dry stretch in August. We do not pour a clear coat over a wet slab and hope.
Will our HOA have a say in a garage floor coating?
We have not had one object to an interior floor, and most HOA rules cover what is visible from the street. A metallic garage floor is visible when the door is up, so check your covenants if you want to be sure. We put the materials and prep in writing so you have something to show them.
How do cool spring nights in Happy Valley change the install?
They stretch the cure. A metallic wants about a week before vehicles or gym equipment, and cool nights can add a little to that. If the garage is left open, slow cure also lets the pigment keep moving after we have shaped it. Keep the door down and a heater running and the pattern locks the way we left it.
