Clackamas Basement Epoxy Floors, Mount Scott to Carver

Unincorporated Clackamas is a patchwork. Hillside basements on Mount Scott, half-sunk family rooms in Sunnyside, shop offices out past Carver.

Start on Mount Scott. The hillside homes there were built into the grade, and a good number have a daylight basement, a lower floor on slab with the uphill wall buried. Those rooms turn into gyms, guest rooms, and the kids' space. Then drop down to Sunnyside and Sunnybrook, where the 1970s to 2000s subdivisions have split-levels with a family room half a flight down and plenty of homes with no basement at all.

Out toward Carver and Damascus, on acreage along Boring Road, the concrete people ask about is inside the shop: an office, a bathroom, a heated corner that gets used every day. Those rooms get the same system as a basement, because they have the same cold, damp slab. Mount Talbert sits between them.

Three Kinds of Weather in One County Area

Clackamas has three weathers. The hills toward Damascus catch more rain. The Clackamas River bottom stays damp. The Town Center flats are ordinary valley weather. A daylight basement on Mount Scott has hillside water pushing on the back wall; a shop near the river has the water table close. We test either way and put primer under the coating wherever the reading says the slab is wet.

Once the slab is ready, it gets the basement build: a solids epoxy body coat, a blanket of flake, and a polyaspartic finish for a total of 30 to 40 mils. It will not give mildew a foothold, it mops clean after a muddy day in the shop, and it is under a 15-year written warranty like every epoxy floor we put down.

Moisture tolerant. Mold resistant. Easy to clean.

Sloped Floors, Old Tile, and Shop Rooms

Mount Scott lower levels often step into a tuck-under garage and have a drain near the uphill wall, and we coat around both. Sunnyside slabs are about 30 years old with tire wear and control-joint cracks where a garage became a room. Shop offices out by Carver are thick, broom-finished concrete that needs grinding. If an older lower level has 9 by 9 tile, it is tested before we grind; a positive result sends it to licensed abaters, unless it is sound enough to encapsulate, and we will tell you which one we think fits. The run from our shop to the Town Center is roughly 30 minutes on I-205.

Frequently Asked Questions

Our Mount Scott lower level has a drain by the back wall. Can you coat around it?

Yes. The coating runs to the drain grate and the edge is feathered down into it so it keeps working. A drain by the uphill wall is also a good reason to test there first.

Is a split-level family room in Sunnyside a basement for this purpose?

It is. Partly below grade, soil against the walls, no vapor barrier in most homes that age. We test and coat it the same way. Sunnybrook homes are much the same.

We are near the Clackamas River. Does that mean the primer?

Often. The river bottom stays damp and readings tend to run high there. We test before deciding. If it is high, the primer goes down first. Carver acreage near the water is typical.

Can you coat the office inside our Carver shop without doing the whole shop?

Yes. We saw-cut a clean edge at the office doorway and coat only the room inside it. The shop floor can be done later if you want. Damascus shops are similar.

How far is Clackamas from you?

Half an hour, more or less, on I-205. Estimates usually happen within the week, and we can set a moisture test on the same visit and come back to read it.
