The houses went up in the 1990s and 2000s on lots cut into the hill, and many of the driveways run at a grade no flat-land builder would pour today.

Wind and rain hit the hill harder than the valley, so on those slopes the grit matters more than the color. Every coating we install there gets a heavier aggregate broadcast on the steep run, whether the base is a clear acrylic over densifier or a full polymer overlay. The result feels coarse underfoot. On a 15 percent grade, coarse is the goal.

In River Terrace we mostly do the opposite of a heavy job. We meter the slab for moisture, strip the builder's curing compound, and put down densifier plus a deicer-resistant sealer before oil and tire rubber get a head start. That is the least expensive work we do, and on a young driveway it is usually all that is needed.

River Lowlands, Hill Lots, and Forty-Year Slabs

Near Cook Park and Durham, the Tualatin River keeps the ground wet in winter, and older driveways there show white efflorescence and moss along the edges. Metzger driveways are thin by modern standards and usually have a mix of hairline shrinkage cracks and a few wider ones that have shifted. We fill the first kind so they vanish. The second kind will reappear through any coating in time, and we mark them on the estimate so there is no argument later. On the hill we also trace where runoff goes, because a clogged garage drain undermines the slab faster than weather does.

Our Bull Mountain driveway is so steep we avoid it when it rains. Is a coating a realistic fix?

For traction, yes. We seed a coarser aggregate into the final coat on steep sections, and it grips like a sanding sponge when wet. What a coating cannot do is change the grade. If the slope is extreme, a heated or grooved surface may be the better long-term answer.

When can a River Terrace driveway be sealed after the house closes?

Once the concrete has had a season to dry out and a meter reading says it is ready. For most River Terrace homes that means about a year after the pour. We also scrub off the curing compound builders leave behind, since sealer will not bond through it.

Which cracks in a Metzger driveway will the coating hide for good?

The thin spiderweb cracks that have not grown in years get filled and stay hidden. A crack wide enough to catch a fingernail, or one where one side sits higher, is still moving. Those return through any coating, usually within a few winters, and we point each one out in advance.

Should we wait longer than normal before driving up a steep coated driveway?

Yes. Even on flat concrete we ask for about a week before cars. On a Bull Mountain grade we lean toward the longer side of that, because climbing and braking on a slope load the new surface much harder than rolling onto a level pad.

Our Cook Park-area driveway has white chalky streaks. Is that damage?

It is efflorescence, minerals carried up by groundwater from the river lowlands. It is not structural, but it has to be cleaned off before anything is applied, or the coating bonds to powder. After that, a breathable sealer lets vapor escape without pushing the finish off.
