Tigard Patio Coatings From Bull Mountain to River Terrace

Up on Bull Mountain, the back patio is usually built for a view, and it tends to catch wind and rain. On many of those 1990s and 2000s lots the patio steps or slopes with the hill, and water runs across it. Down in River Terrace, the patios are brand new and flat but carry builder sealer. In Metzger and Summerlake, 1970s to 90s homes have patios with 40 years of weather on them.

A good overlay works on all three, but the prep is different enough that we quote them separately. That is also why we look at the patio in person before giving a number. A photo does not show a hollow spot, a slope that sends water toward the house, or a crack that is still growing, and those three things decide whether the job is simple or not.

Sloped Terraces, New Slabs and Worn Old Ones

Sloped or stepped patios on Bull Mountain get the overlay applied in sections, keeping the slope so water still drains. We build up edges, add grit, and texture in slate or flagstone. New River Terrace patios get ground to remove sealer, then coated. Metzger patios get cracks filled and old paint ground off. Every version ends up with a 60 to 80 mil topping tinted all the way through.

The final coat is a gritty acrylic sealer. That coat is what lets the surface shed rain instead of soaking it in, and it keeps moss from rooting in the low spots near the Tualatin River. It handles freezing nights and comes with ten years of written coverage. A yearly rinse and reseal every few years is the upkeep.

River-Bottom Damp and Hilltop Wind

Tigard takes us roughly 40 minutes down I-5. The low neighborhoods near Cook Park and the Tualatin River stay damp, so slabs take longer to dry after a rain. Up on the Bull Mountain ridgeline, rain and gusts both run heavier than down by the river. We book Tigard patios for July and August and pick calm, dry days, because wind blows debris into a wet sealer. River Terrace slabs poured in the last year or two may still need to dry out, so we test them before scheduling.

Take a 380-square-foot Bull Mountain terrace: $5 to $10 per square foot puts it at $1,900 to $3,800, with slopes and steps nudging it higher. A River Terrace builder pad of 200 square feet is $1,000 to $2,000. A worn Metzger patio of 300 square feet lands at $1,500 to $3,000.

Frequently Asked Questions

Our Bull Mountain patio slopes toward the yard. Will the coating change that?

No, and it should not. The slope is what carries rain off. We follow the existing grade with the overlay so water still runs the way it did. If the slope runs toward the house, that is a drainage issue to fix first.

How is a River Terrace patio prepped differently from an older one?

New patios have builder sealer and sometimes curing compound on top. Both get ground off. Older patios in Metzger have cracks, paint, and stains instead. The grinding is similar, but the repair work on older concrete takes more time.

Does wind on Bull Mountain affect the install?

It can. Leaves and grit blow into a wet sealer and get stuck. We check the wind forecast along with rain, and on gusty days we do prep work and hold the sealer for a calmer morning.

Our patio near Cook Park has moss in the joints. Does that have to go first?

Yes. Moss and its roots get scraped and ground out of the joints and surface, and then the slab is cleaned and dried. Anything organic left under the overlay would weaken the bond.

Can the walkway to the front door match the back patio?

It can. We carry the same texture and color on walkways and front steps. Front walks get extra grip, since they see rain, leaves, and visitors in dress shoes. Doing it all in one visit costs less than two separate trips.
