A driveway is the biggest piece of concrete most Vancouver homeowners own, and it gets the least attention. It sits outside for eight wet months a year, collects oil under the car, and grows a green film on the shady side. By the time people call us, they are usually weighing two choices: pay $10,000 or more to tear it out, or put something on top. Often the second option is right. Sometimes it is not, and we say so.

Two Systems, and How We Pick Between Them

If the surface is still tight and the concrete just looks tired, we clean it hard, apply a penetrating densifier that hardens the top of the slab, then lay down an exterior acrylic sealer that shrugs off hot tires and oil drips. That is the cheaper route and it suits a lot of east-side driveways. If the top has flaked off, shows exposed stone, or carries deep stains, sealer alone just makes the damage shiny. Those slabs get a polymer-modified overlay instead.

The overlay goes down between 40 and 100 mils depending on how rough the surface is. We broadcast a fine aggregate into the last coat so a wet driveway in February still has bite underfoot and under tires. Because Vancouver sees very little freeze-thaw, frost is rarely what ruins a driveway here. Water sitting on a porous surface all winter, and the moss that follows, does far more damage.

Rain from November to May, a dry summer, and maybe a handful of ice mornings. That pattern soaks bare concrete for months, so the top quarter inch on older central driveways in Hough and Bagley Downs gets soft and starts to dust or pop. The newer slabs in Felida mostly suffer from oil and tire marks rather than weathering. Should I coat my Vancouver driveway or just replace it?

Replace it if slabs are heaving, sections have sunk more than half an inch, or the concrete crumbles when you scrape it with a key. Will the coating cover the big crack running across my driveway?
