Resurfacing Tired Salmon Creek Driveways

Twenty-five years of oil, tires, and wet winters. Most Salmon Creek driveways are due for attention.

The subdivisions around Salmon Creek were thrown up quickly during the boom years. The driveways were poured quickly too, and after 25 years a lot of them look it: a dark oil shadow in the middle of each bay, black tire marks where cars turn in, a crack at every control joint, and a gray film on the shady side near the trees. None of that is structural. All of it is fixable.

Our shop is about 15 minutes down I-5, so we get up here often. The first thing we do at an estimate is figure out whether your driveway needs a full overlay or just a good cleaning, densifier, and sealer. We look at the surface, tap for hollow spots, and check how the cracks have moved. Then you get a number.

Choosing Between an Overlay and a Seal Coat

If the surface paste is still intact and your driveway just looks stained and dull, we deep-clean it, treat the oil, apply a densifier, and seal it with an acrylic made for outdoor slabs. That brings back most of the color, keeps new oil from soaking in, and slows moss on the wooded lots near the creek. It is the cheaper route.

If the top of the slab is flaking, scaling, or the stains are too deep to come out, a polymer overlay goes over the whole driveway at 40 to 100 mils. It covers the damage, evens out the color, and has fine grit worked in for traction. The overlay is also rated for salt, which matters on the handful of ice days we get.

Salmon Creek Concrete After Two Decades

Salmon Creek has a little more shade than central Vancouver, especially on the lots backing up to the greenway and Whipple Creek. Shade means the driveway stays damp longer after rain, and damp concrete grows moss and algae. Those lots around Klineline and Pleasant Valley are where we see the worst green staining. Most of the driveways here are three-car subdivision slabs, sound underneath, with the control-joint cracks that every slab gets. We fill those, and because most of them are not moving, they stay hidden under the coating.

Salmon Creek Driveway Coating Prices

Three-car driveways in Salmon Creek usually measure 600 to 800 square feet. Priced at $3 per square foot for a basic seal up to $7 for a full overlay, the realistic range is about $1,800 to $5,600. Two-car driveways come in lower. We give a firm number after measuring.

Frequently Asked Questions

The previous owner painted my Salmon Creek driveway and it is peeling. Can you coat over it?

Not over it. Paint on a driveway always peels eventually, and anything we apply on top would come up with it. We grind or strip the old paint down to bare concrete first. That adds some time and cost, but it is the only way the new coating will last.

Will the control-joint cracks show through the coating?

Control joints are cut on purpose to give the concrete a place to crack. We usually leave those open or fill them with flexible sealant, not rigid overlay, because they are meant to move. Random hairline cracks between joints get filled and covered.

My driveway near Klineline Pond stays green half the year. What helps?

First we clean off the moss and algae, then seal the surface so it stops soaking up water. A sealed driveway dries faster, which means moss has a much harder time coming back. Rinsing it once a year and keeping gutters from spilling onto it also helps.

How long does a driveway coating take in Salmon Creek?

Most jobs are one to two days on site. A seal job is often done in one day. An overlay takes two. After we finish, give it a day or two before walking on it and about a week before you drive on it, longer if the shade along Whipple Creek keeps it cool and damp.

Is a driveway coating worth it if I am selling in a few years?

It often is. The driveway is the first thing a buyer sees. A stained, cracked one makes the whole house look older than it is. A clean, sealed driveway costs much less than replacement, and the 8-year written warranty is something you can hand a buyer.
