Epoxy Flake Floors in Woodland, WA (Yes, We Come This Far)

Woodland gets skipped. It is in Cowlitz County, it is past exit 21, and a lot of contractors from the south decide it is not worth the drive. We think it is. A garage in downtown Woodland or a shop along the Lewis River needs the same floor as a garage in Felida, and nobody local is grinding slabs and laying 100% solids epoxy. So we make the drive, and we plan the two install days so the trips are not wasted.

What we find when we get there is a wide range. Older 1930s to 1970s houses in the core have thin slabs that have been patched more than once. The subdivisions east of I-5 are typical 2000s builder concrete. And the shops and farm floors down on the river bottom near the Dike Road area sit on a water table that comes up to meet the slab every winter. That last one is the Woodland problem, and it is why we never skip the moisture test here.

Why River-Bottom Concrete Has to Be Tested Before Coating

The Lewis River bottomland floods the water table every winter, fog settles in the valley for days, and it runs a few degrees colder than Vancouver. That combination puts more water vapor through a Woodland slab than almost any floor we coat. An epoxy that is not designed for it will lift within a year. A calcium-chloride or RH probe reading tells us up front whether the standard system will hold or whether the floor needs a moisture-mitigating primer first.

With the prep right, the floor is the same one we install everywhere: epoxy at 100% solids ground into the concrete, flake broadcast until the surface is fully covered, polyaspartic on top for UV stability and hot-tire resistance. Thirty to 40 mils. Foot traffic the next morning, vehicles at 24 to 48 hours, which in a cold Woodland January can mean the full 48. Downtown Patches, I-5 Subdivisions, and the Lewis River Water Table

Garages in the old part of town near Horseshoe Lake tend to have thin, patched slabs and old paint, which means polyurea in the cracks and a full grind to bare aggregate. The 2000s subdivisions off Lewis River Road and Kalama Road are standard builder slabs. Shops and farm floors on the Lewis River bottomlands are big broom-finished pours on wet ground; those get the probe test first, and most of them get the mitigating primer. Cold winters mean shop owners run some heat during cure. The drive is about 30 minutes up the freeway, and we plan three separate runs: one to estimate, one to grind, one to topcoat.

Do you really come to Woodland or is this just a page?

My shop is down on the Dike Road bottomland. The floor sweats in winter. Can it be coated?

Likely yes, with the right primer. Sweating is condensation and vapor coming through a slab sitting on a high water table. We test the moisture level, and a slab like that almost always gets a moisture-mitigating epoxy primer before the flake system. If water is actually pooling on the floor, that source has to be handled first.

How does the colder Woodland winter change the install?

Cure runs slower. We schedule the topcoat for the warm part of the day, ask you to close the garage or shop, and in a shop we ask for some heat to hold 50 degrees or better. Plan on the full 48 hours before parking rather than 24. Spring through fall it is quicker.

The garage on our 1950s house downtown has been patched three times. Will the patches hold under epoxy?

Only if they are bonded. We grind the whole floor and any patch that is loose comes out and gets refilled with polyurea. Patches that are solid get ground flush and coated over. The flake broadcast hides the difference. If the slab is more patch than concrete we will tell you.

Is a flake floor worth it on a farm shop that gets muddy?

That is where it pays off most. Mud and manure on bare concrete soak in and grind the surface to dust. On a polyaspartic topcoat they dry and sweep out, and a hose finishes the job. We keep the slope to the drain so the wash-down still works.
