Metallic Epoxy Floors for Ridgefield, WA New Construction

Nearly every garage from Pioneer Canyon to Taverner Ridge was poured after 2015 by a machine trowel, and those floors are flatter than anything a hand float produced in the 1970s. For a metallic, that is a head start. Pigment spreads evenly across a flat slab and the pattern reads the way we lay it out instead of collecting in dips.

The catch is water. New concrete holds more of it than anything else we coat, and Ridgefield slabs fail moisture tests in their first two years more often than any town we serve. Builders spray curing compound on fresh slabs so they harden slowly. It leaves a film that repels water and epoxy alike, and under a clear coating it would show as blotches even if it bonded, which it will not. Diamond grinding is the only way it comes off. Acid etching leaves it in place, which is why a box-store kit on a new Ridgefield garage peels in a year.

After the grind and a passing moisture reading, the floor gets clear 100% solids epoxy with metallic pigment moved by hand, then a polyaspartic topcoat, 40 to 60 mils all in. New Subdivisions, Old Town, and the Two-Year Rule

In Ridgefield Junction, Hillhurst, and Gee Creek the houses are 2015 to 2024 builds with two and three-car garages and clean slabs. Our rule of thumb for metallic here is that a slab under two years old gets metered twice, first at the estimate and then the morning before grinding, and if either number is high we wait or prime. Old Town Ridgefield near the wildlife refuge and Lake River is the exception: 1900s to 1960s houses with thin, uneven detached-garage floors that need crack fill and leveling before a clear coat is a good idea. Either way it is a 20-minute run up I-5 from Vancouver, close enough for a same-week estimate.

Probably not yet. Concrete that young almost never passes the moisture probe, and the vapor it traps will cloud a clear metallic from below. We meter it anyway, because some slabs surprise us. If it is over the limit, the choices are a mitigating primer or waiting for a dry stretch in late summer.

Why does a new slab that looks perfect still need grinding?

Two reasons. The machine-troweled surface is too closed for epoxy to grip, and the builder's curing compound sits on top of it. Grinding fixes both at once and does not hurt the slab. For a metallic we grind a little finer than we would for flake so the clear coat lays down smooth.

Are the new garages in Taverner Ridge flat enough for a metallic pattern?

Usually the flattest we see. Machine-troweled 2015-and-newer slabs have very few dips, which means the pigment spreads evenly and the pattern we work by hand ends up where we put it. We still check with a straightedge, because a garage that was poured in a hurry can have a low corner.

Will the HOA or the builder warranty care that you ground the floor?

We have not seen either object. Grinding removes a thin film from the surface, not structure. Our 15-year warranty covers the finished floor, and we put the moisture readings and the prep in writing so you have a record if anyone asks.

How long is the drive to Ridgefield for a three-day install?

About 20 minutes on I-5, so the three site days are routine trips. Grind and base coat, pour the metallic, then topcoat.
