Ridgefield Basement and Lower-Level Epoxy Floors

Pioneer Canyon, Taverner Ridge, and Ridgefield Junction are almost all 2015 to 2024 builds, and nearly all of them sit on slab or over a crawlspace. When somebody in those neighborhoods calls us about a basement floor, they usually mean a garage bay they are turning into a gym, a ground-floor bonus room, or a laundry and mud room with bare concrete. We coat those the same way we coat a basement.

True below-grade basements do exist in Old Town Ridgefield, under a few of the 1900s to 1960s houses near the wildlife refuge. Those are a different animal: old, low, often damp, sometimes with tile. Whichever kind you have, we can be at the door in roughly 20 minutes via I-5, and we will look before we recommend anything.

New Slab, Old Cellar: Different Problems

The newest concrete in the county is the most likely to fail a moisture test. A slab poured two years ago in Taverner Ridge can still be drying out, and builders often leave a curing compound on top that epoxy will not bond to. So every floor gets diamond ground to open it up, then tested with calcium chloride or an RH probe. When fresh concrete tests wet, the answer is the vapor-blocking primer, not crossed fingers.

The Old Town cellars near Lake River have the opposite issue: no vapor barrier, decades of efflorescence, and a musty smell. The fix starts in the same place. Test, prime where needed, then 100% solids epoxy with flake and a polyaspartic top, 30 to 40 mils, on a 15-year warranty.

Refuge Lowlands and Wind on the Flats

Ridgefield is flatter and a bit windier than Camas, with the same wet winter as Vancouver. The low ground out toward the refuge and along Lake River holds water, so an older basement there can read high even in August. Up by the Clark County Fairgrounds and the new subdivisions, the concern is the slab itself still curing. If there is 9 by 9 tile in an Old Town basement, we do not remove it: it gets tested, and a positive result means licensed abatement or, in some cases, encapsulation. Yes. What matters is that it is concrete, not whether it is below grade. A bonus room, a garage gym, or a mud room on slab takes the same system. We test it the same way because a slab poured in the last few years can still be wet.

Why would a brand-new Ridgefield slab fail a moisture test?

Concrete dries slowly, roughly an inch a month in ideal conditions and slower in a Northwest winter. A 2023 slab can still be releasing water from the original pour. Add a curing compound sealing the top and the moisture has nowhere to go but into your coating if we skip the primer.

What is that shiny film on my new garage floor, and does it matter?

Probably curing compound the builder sprayed on after the pour. It keeps the concrete from drying too fast but it also stops epoxy from bonding. Diamond grinding takes it off. Coating over it without grinding is how peeling floors happen.

Is an Old Town Ridgefield cellar worth coating?

Usually, if the walls are not leaking. Old basements near the refuge can be damp, so we test and use the mitigating primer when the numbers say to. The finished floor makes a low, dark room feel a lot cleaner and stops the concrete dust.

How long before we can use a converted garage gym?

In a Pioneer Canyon or Taverner Ridge garage gym, light walking can start one to two days past our last coat. Hold the squat rack and any dropped weights for about a week, and use rubber stall mats in the lifting area. The coating handles the traffic; mats protect it from direct plate impact.
