Ridgefield Patio Coatings Over New-Build Concrete

The builder poured a 10 by 16 gray pad and called it a patio. That is fixable without tearing anything out.

Almost every house in Pioneer Canyon, Taverner Ridge, and Ridgefield Junction came with the same thing out back: a small rectangle of concrete off the slider, poured the same week as the driveway, finished with a quick broom pass. It is the right size for a grill and two chairs. After a couple of summers it has sprinkler rust, a dog path, and a gray color that makes the yard look unfinished.

New concrete is actually a good base for an overlay once it has cured out, because it is flat and uncracked. The catch is that builders often leave a curing compound on the surface, and nothing bonds well to that. Grinding it off is step one on nearly every Ridgefield patio we price.

Turning a Builder Pad Into an Outdoor Room

The overlay goes on at 60 to 80 mils, which is enough depth to stamp a real texture into. Most Ridgefield owners pick flagstone or slate to make a small pad feel less like a slab, and some extend the look onto the walkway so the backyard reads as one surface. Color is mixed through the overlay instead of brushed on top, so a scuff on a south-facing Ridgefield patio does not show gray concrete underneath.

Ridgefield is open and flat, with a little more wind than towns to the east. That keeps patios drier than wooded lots, which is good news for moss. It also means leaves and dust blow onto a wet sealer coat, so we pick calm days to finish. The acrylic sealer has anti-slip grit mixed in and the whole system carries a 10-year warranty.

Young Slabs, Curing Compound and the Old Town Exception

A patio poured within the last year or two may still be giving off moisture, especially after a wet winter. We test before coating and will tell you to wait if the slab is not ready. Ridgefield is about 20 minutes north on I-5, so a return trip for a second reading is easy. Old Town Ridgefield, next to the Ridgefield National Wildlife Refuge, is a different story: 1900s to 60s houses with older front steps and walks that usually need crack repair. Summer is the real season here, same as Vancouver, with June through September giving the most dependable dry days.

What a Ridgefield Builder Patio Costs to Resurface

A standard builder pad of about 190 square feet in Ridgefield comes to roughly $950 to $1,900 at $5 to $10 per square foot. Many owners pour a concrete extension first, then have us coat the whole thing. A 320-square-foot combined patio would be about $1,600 to $3,200. We measure and quote exactly.

Frequently Asked Questions

My Ridgefield house is two years old. Is the patio too new to coat?

Usually not at two years, but we test it anyway. Fresh concrete releases moisture for a while, and a slab poured in a wet winter can hold it longer. If it reads high, we wait. We would rather push the date than put a coating on a slab that is still drying.

If we pour an extension onto the builder patio, will the seam show?

Not after the overlay. We fill the joint between old and new concrete, and a stamped flagstone or slate pattern hides the line completely. The new pour needs about a month to cure before we coat over it, so plan the extension early in the season.

Can you match our patio to the stone on the front of the house?

We can get close. We bring color samples to the estimate and hold them against the stone veneer or siding. Stamped slate or flagstone in a warm gray or tan tone ties in with most of the builder stone used in Ridgefield subdivisions.

Does the HOA need to approve a patio coating?

Some Ridgefield HOAs want to see anything that changes an exterior surface, even out back. Check your rules. If they want a spec sheet or a photo of the color, we will give you one to submit before we schedule.

What happens if it rains during the install in Ridgefield?

We do not start if rain is expected within the working window, and if a surprise shower hits mid-job, we tarp the area and stop. The overlay and sealer both need a dry surface to bond. Sometimes that means finishing a day later than planned.
