Salmon Creek Basement Epoxy for Lower Levels and Garage Gyms

The 1990s subdivisions around Klineline mostly sit on crawlspaces. The floors people want coated are garage gyms, bonus rooms, and a few walk-out lower levels on the creek slopes.

The honest truth first: there are not many full basements in Salmon Creek. Builders threw up the two-story tracts quickly during the growth years, mostly over crawlspaces. The exceptions are homes on the slopes down toward the Salmon Creek Greenway and Whipple Creek, where some were built with a walk-out lower floor on slab.

The bigger group is people converting garage space. A third bay in Mount Vista becomes a home gym. A garage in Pleasant Valley becomes a playroom after the kids outgrow the living room. Those rooms have the same problems a basement has, plus one more: a peeling box-store paint job from whoever owned the house before you.

Peeling Paint and Creek-Side Moisture

A lot of the 25-year-old slabs here got a DIY epoxy kit around 2005. Those kits are mostly water-based paint, and they lift in sheets when moisture pushes up from below. We diamond grind every bit of it off. Coating over a failed coating only means it fails again, just under a nicer layer.

Once the slab is bare we test it. The wooded lots near the creek stay shadier and wetter than the rest of the area, and a reading that comes in high means a moisture-mitigating primer. After that comes the epoxy base, flake scattered until no gray shows, and the clear top. Thickness ends up around 30 to 40 mils, and we back it for 15 years.

Shade, Control Joints, and a 15 Minute Drive

Salmon Creek has the same wet winters as Vancouver, with a little more shade and damp near Klineline Pond and the greenway. A slab under a big fir that never sees sun will read higher and cure slower. The control-joint cracks on these builder slabs get filled so they do not telegraph through. And if you do have one of the older homes with a partial basement and 9 by 9 tile, that tile gets tested before we touch the floor; if it has asbestos, a licensed abatement company takes it out or it gets encapsulated, and we tell you which. We are about 15 minutes north on I-5.

What It Costs Near Klineline and Mount Vista

One third-car stall used for workouts measures roughly 250 to 300 square feet, or $1,250 to $3,000 at $5 to $10 a foot. A walk-out lower level near the greenway, 700 to 900 square feet, runs $3,500 to $9,000. Removing an old kit coating adds grinding time, which is the most common thing that pushes a Salmon Creek job up.

Frequently Asked Questions

The last owner painted our garage floor and it is peeling. Can you coat over it?

Not over it. We grind it off completely, down to clean concrete, then test and coat. Peeling paint means the bond already failed, and anything on top of it will fail with it.

Is a third-bay gym in Mount Vista really a basement job?

It uses the basement system: a moisture test, primer when needed, and a flake floor that handles sweat, chalk, and dropped dumbbells. Garages here can take on moisture because they sit on grade with no vapor barrier, so we treat them the same way.

Our lot backs onto the Salmon Creek Greenway. Does that change anything?

Possibly. Shady, wooded lots near the creek hold more ground moisture. We may test in two spots and use the primer if either reads high. A shaded greenway lot in winter can also add a little time to the cure, which already runs about a week before heavy pieces go down.

Do the long cracks in my slab need repair first?

Those are control joints doing their job. We clean them out and fill them so the floor reads as one surface. If a crack has lifted or one side is higher, we grind it level before coating.

How quickly can you come look?

Salmon Creek is about 15 minutes from us, so usually within the week. At that one visit we measure, check how badly the old coating is failing, and set a moisture test on bare concrete.
