Free In-Home EstimateThe river runs right past Downtown La Center, and on a December morning you can see the damp hanging over Sternwheeler Park. That moisture does not stay in the air. It is in the soil too, and any concrete floor that touches the ground near the East Fork Lewis River is pulling some of it up.
The old core has houses from the 1900s to 1970s, and a handful have cellars or partial basements, low and usually unfinished. The subdivisions that ring the town, from the 2000s to 2020s, were built on slab or crawlspace, so there the question is a garage conversion or a bonus room. Out along Lockwood Creek and the Timmen Road area, it is more often a shop office.
A River Town Floor Needs a Test and Usually a Primer
Every floor in this town gets a moisture number before a price: calcium chloride dome or RH probe. Old cellars close to the river almost always read high, and they have no vapor barrier beneath them. Newer subdivision slabs may still be drying out from the pour, especially the ones finished in the last two winters. Either way, a high number gets a moisture-mitigating primer as the first coat.
On top of that primer: a thick coat of 100% solids epoxy, a full layer of decorative flake, and a polyaspartic finish that shrugs off spills and mops clean. The flake hides old stains and patched spots. Built up to 30 to 40 mils, it resists mold and has 15 years of warranty behind it. Near the river, mildew resistance counts.

Fog, Old Cellars, and New Slabs in One Small Town
The mix is what makes La Center different. An old detached garage slab downtown is thin and cracked. A 2021 slab near Paradise Point is smooth but may not be dry. We treat each on its own. Cellars in the old core sometimes have 9 by 9 tile, which we do not remove. It gets tested, and asbestos means a licensed abatement crew or, in some cases, encapsulation under our system. We tell you which one after the visit. And if a cellar takes water in a storm, that is fixed first. We never coat over wet. From our shop it takes about 25 minutes to reach exit 16.

Old cellars downtown are small, often 300 to 450 square feet. Five dollars a foot on the small one and ten on the large one brackets it at $1,500 to $4,500. Out in the newer subdivisions, a 520 square foot bonus room or garage conversion is $2,600 to $5,200. Near the river, plan on the primer, which puts most jobs in the middle to upper part of the range.
Frequently Asked Questions
Does living close to the East Fork Lewis River mean my slab will fail?
No, but it means the test matters more. River-adjacent ground stays wet, and vapor comes up through the concrete. The primer is made for that. The floors that fail are the ones coated without testing.
Can you coat a cellar that gets damp but never floods?
Yes. Damp is a vapor problem, which the mitigating primer solves. Standing water is a drainage problem, which has to be solved before we coat. We can tell you which you have after a test.
Our new house near Paradise Point has a slab bonus room. Is it too new?
It depends on the reading. A slab under two years old often still holds water from the pour. We test it; if it is high we prime it. We do not guess and we do not wait on a calendar.
Can you coat a river-town cellar in January?
We want the slab around 50 degrees or warmer. River-town cellars can dip below that in January. A space heater the day before usually brings it up. Even with that heat, a cold cellar by the East Fork needs about a week before heavy shelving, sometimes a little more.
What is the drive time to La Center?
About 25 minutes up I-5 to exit 16. We can do the estimate and moisture setup in one trip and come back to read the results. Readings take a few days to settle.
