Metallic Epoxy Floors in Sherwood, OR
The far end of our range at 50 minutes, so we come for three days straight. Old Town on one side, new subdivisions with failed DIY floors on the other.
Free In-Home EstimateSherwood gets the same three-day metallic install as anywhere else; it just gets it in one block, because we are not driving 50 minutes down I-5 and 99W for a half day. That works fine for this coating. Grind and prime on day one, pour on day two, topcoat on day three, and then the floor cures for about a week before parking while we are back in Vancouver.
What we find on arrival is two towns. Old Town Sherwood has 1900s houses with small detached garages on thin, patched slabs. Sunset Ridge, Woodhaven, and Cedar Creek have 1990s-to-2020s garages that are flat and sound but often carry a DIY coating from the last ten years that has half let go. For a clear finish, both the patches and the failed coating have to come off to bare, uniform concrete.
Drier Summers, Foggy Winters, and What That Does to a Clear Coat
Sherwood, on the edge of wine country, dries out more in summer than Portland does, which is good for a metallic cure. Summer installs here stay right at that week. The refuge and the river keep winter fog thick, though, and a slab that vents vapor under a clear coat develops a haze that never leaves. So the moisture probe goes in before we quote, and the old Old Town slabs almost always call for a mitigating primer.
The floor is pigmented epoxy, clear and 100% solids, pulled by hand into a pattern that is different every time, with tire-tough polyaspartic over it at a total of 40 to 60 mils. It costs more than flake because a failed DIY coating has to be ground off completely and the slab leveled to where a clear finish looks right, and because the pour and the cure take longer. On a flat subdivision slab, the prep is honest and the price sits mid-range.

Old Town Slabs Next to Subdivision Slabs With Failed Kits
In Old Town Sherwood near Stella Olsen Park the detached garages are small and the slabs are old, thin, and often replaced in sections, which leaves seams that a clear coat would show. We grind, fill, skim, and prime those. Out in Sunset Ridge, Woodhaven, and toward Brookman the slabs are modern and mostly flat; the work is grinding off the peeling DIY coating, filling the control joints flush, and confirming the slab is dry. Newer builds near Middleton still carry curing compound and get the probe twice. It is about 50 minutes south, so the estimate is grouped with other south-metro visits and the install runs three consecutive days.

Sherwood Metallic Cost, Old Town to Sunset Ridge
Subdivision three-car garages here run about 650 square feet, and metallic at $9 to $16 puts them between $5,850 and $10,400. Two-car garages near 450 square feet fall in the $4,050 to $7,200 band. An Old Town detached garage of 280 square feet works out to $2,520 to $4,480, and the seams and primer put it near the top of that. There is no travel charge for Sherwood, only a preference for a full three-day block.
Frequently Asked Questions
The DIY epoxy on my Woodhaven floor is peeling in half the garage. Can you pour metallic over the good half?
No. The half that looks good is bonded to etched concrete and will let go eventually, and it would read as a different color through a clear coat anyway. We grind the entire floor to bare concrete. It is the slowest step and the one that makes the new floor last.
My Old Town garage slab was replaced in sections. Will the seams show under metallic?
Not as seams. We grind the sections level, fill the joints between them with a rigid filler, and skim any step. Then the pigment flows across. If you look for them you may find a faint line, and some owners use those lines as panel breaks in the pattern.
Is Sherwood really within your service area at 50 minutes?
Yes, on our terms: a three-day block for the install and an estimate grouped with other south-metro stops. We do not charge extra for the distance. Once we leave, foot traffic starts after a day or two and parking about a week later, so first day to parking is around ten days.
Does the summer dryness near wine country help the floor?
It helps the cure. Warm dry air keeps a metallic cure steady at about a week, and a closed garage in August holds the heat. Winter fog off the refuge can stretch it a bit, so we keep heat on. The finished floor does not care about the season; only the install does.
Our Middleton house is brand new. Is the slab too wet for a clear floor?
Often, in the first couple of years. We probe it when we quote and once more right before grinding. If it reads high, you get a mitigating primer under the metallic or a late-summer date. The curing compound the builder left comes off with the grinder either way.
