Driveway Coatings Across Unincorporated Clackamas

Subdivision driveways, steep hillside drives, and truck-sized shop pads. Clackamas has a bit of everything.

Unincorporated Clackamas covers a lot of different ground, and the driveways follow suit. The Sunnyside and Sunnybrook tracts carry two-car driveways about 30 years old, most of them solid but tired. On Mount Scott, hillside homes have steep driveways that get slick in the rain. Out toward Carver, Damascus, and Boring Road, acreage properties often have gravel lanes leading to big concrete shop pads built for trucks and tractors.

The run down I-205 takes us about 30 minutes, and Clackamas is one of our more common Oregon stops. We look at each property and pick the system that makes sense rather than using one product on everything. A shop pad that carries a loaded dump truck and a cul-de-sac driveway that carries a minivan do not need the same thing.

Picking a System by Property Type

For a subdivision driveway near Clackamas Town Center that is structurally sound but worn, a cleaning, densifier, and acrylic sealer is often enough. Where the surface has spalled or tire lanes are stained deep, we grind and overlay with a polymer-modified coat, 40 to 100 mils. Both hold up to salt on icy mornings.

Mount Scott driveways get heavier grit broadcast for traction on the slope. Acreage shop pads get the overlay in most cases, because broom-finished concrete that has carried trucks and tractors for years is usually rough and stained. We coat the concrete only; the gravel lane from the road stays as it is.

Hills, River Bottom, and Town Center Flats

The hills out toward Damascus catch more rain than the valley, so driveways there stay wet longer. Near the Clackamas River, the bottomland is damp and driveways can grow moss and show efflorescence. Around the Town Center flats, the weather is ordinary valley weather. On Mount Scott, we also check drainage at the bottom of sloped driveways, since water pooling at the garage can undermine the slab. Hairline cracks are filled everywhere. Moving cracks will come back, and we tell you that plainly.

Clackamas Driveway and Shop Pad Costs

Sunnyside subdivision driveways usually run 500 to 650 square feet, a $1,500 to $4,550 job depending on sealer or overlay. Acreage shop pads toward Carver can reach 1,500 to 2,500 square feet of concrete, putting a full overlay anywhere from $4,500 up to $17,500. Gravel lanes are not coated.

Frequently Asked Questions

Our Mount Scott driveway is steep and slick when wet. What do you recommend?

A coating with a heavy grit broadcast. It gives shoes and tires a textured surface to grip even when the hill is soaked. We also check that water drains properly at the bottom, since pooling at the garage door weakens the slab and turns to ice on cold mornings.

Can a coating handle a loaded dump truck on our Damascus shop pad?

On rubber tires, yes, once it has cured. We ask that heavy vehicles wait about a week for full cure. Steel tracks, dragged buckets, and chains will scratch it, the same as they would scratch bare concrete. Those marks are only skin deep.

Do you coat the gravel road out to our Carver property?

No. We coat concrete only. The pad in front of the shop or house is what we work on. A paving or gravel contractor handles the lane. Many owners add a short paved section where the gravel meets the concrete to catch rocks.

Our Sunnyside driveway is 30 years old. Is it too old to coat?

Not at all. Thirty-year-old concrete is usually harder than new. Provided it has not heaved or split into loose chunks, it is a good candidate. We check for loose or hollow sections during the estimate.

How does the Clackamas River dampness affect a driveway coating?

Damp concrete near the river needs a moisture check before coating, and we schedule those jobs for the driest months. Once sealed, the driveway sheds water better and dries faster, which cuts down on moss and efflorescence.
