Here is a question we get on the bluff more than anywhere else: can you make this look new? On a 1910 house in McLoughlin with a narrow strip of concrete running to a garage barely wide enough for a Model T, the honest answer depends on the ground. The bluff moves. Over a century, a lot of these slabs have cracked into sections that have each settled a little differently.

If those sections are still firm and roughly level, a coating can make a real difference. If they rock when you step on them, or one edge has dropped an inch below the next, a coating will just highlight the problem. It takes us about 40 minutes down I-205 to get there, and we would rather spend that drive giving you a straight answer than selling a job that will not last.

Sealing Sound Slabs, Overlaying Worn Ones, Refusing Broken Ones

Out on the hilltop and toward Beavercreek Road, most driveways are ordinary 1960s to 2000s concrete. If the surface paste is intact, we clean and densify it, then roll on a clear acrylic that resists oil and salt and carries a fine grit. If the top has worn through to stone, we grind and lay down a polymer-modified overlay anywhere from 40 to 100 mils. That covers the damage and resists deicer.

On the bluff, cracks are the deciding factor. Tight hairline cracks are filled and disappear. A crack that has widened over the years is still moving, and it will reflect back up through any coating. Some owners choose to coat anyway because it looks far better for several years. We are fine with that, as long as they know what to expect going in.

Damp Lower Town, Drier Hilltop

Down by Willamette Falls and the Municipal Elevator, the lower town sits in the shadow of the bluff and stays damp most of the year. Driveways there grow moss fast, and some older ones show efflorescence from water moving up through the slab. Canemah, on the bluff edge, has the oldest and most irregular concrete in town. Up top in Park Place and the Hilltop area, the ground is steadier and dries faster after rain, so those driveways tend to be straightforward. We plan lower-town jobs for the driest weeks of summer.

The cracks in our McLoughlin driveway get a little wider every year. Is coating a waste of money?

Not a waste, but not a fix either. That widening is bluff movement, and it will pull the coating apart along the same line. If you want the driveway to look clean for the next several years, coating does that. If you want the cracks gone for good, the slab needs structural repair first.

Our Canemah house is over a century old. Could the original driveway still be coated?

Possibly. Very old concrete can be surprisingly hard once you grind past the worn top. We tap every section to check for hollow spots and see whether pieces rock underfoot. Solid and level, we can coat it. Loose or sunken, it needs replacing, and we will say so.

Moss covers our driveway near Willamette Falls every winter. Will coating stop it?

It slows it down a lot. Moss roots into porous, damp concrete. A sealed surface sheds water and dries faster, so moss has little to hold on to. In the shaded lower town you will still want to rinse it once a year, but you will not be scraping it every spring.

Is a hilltop ranch driveway a simpler job than one on the bluff?

Usually. Hilltop concrete from the 1960s to 80s sits on steadier ground, so cracks are mostly hairline and shrinkage-related. The work is cleaning, filling, and either sealing or overlaying, depending on the surface. It is the kind of driveway we can price with confidence at the first visit.

How much disruption should we expect while the driveway is coated?

The crew is on site for one or two days. After that, the driveway needs to sit. Foot traffic can start within a couple of days, but vehicles stay off for about a week, a little longer in cool weather. On narrow bluff lots with no street parking nearby, we help you plan around that.
