Villebois has alley-loaded garages with short concrete aprons that get turned on constantly. Across the Willamette, Charbonneau's 1970s golf-course homes sit on long, older driveways. We treat each one differently. That is really the whole point of looking at the slab in person before quoting. A Villebois apron and a Charbonneau driveway might both look gray and stained from the street, but one needs protection at the edges and the other needs a real overlay.

Three Kinds of Concrete, Three Approaches

Villebois aprons are small, but every car turns hard to get into a tight alley garage. That scuffs tire marks into the surface and chips the edge where concrete meets the alley. On these we usually densify and seal with grit, and spend extra time on the edges and the threshold at the garage door, which take the most abuse.

Charbonneau driveways are about fifty years old, and many have old paint or worn surfaces. Those usually get ground and overlaid with a polymer coat of 40 to 100 mils. Frog Pond driveways are new and mostly need a moisture check, curing compound removal, and a densifier and an acrylic sealer. All of it resists deicer.

Valley Fog and Warm Summers

Wilsonville sits on flat ground at the south end of the metro, with foggy winters and warm, dry summers. The summers are great for curing, though even a July coating needs about a week before cars. Winter fog is the opposite; we do not coat then. In Charbonneau, near the Willamette River at Boones Ferry, older driveways can have moss and moisture from the river. Can you coat a Villebois alley apron without blocking the alley?

Mostly. We stage materials in your garage or on your side and keep equipment off the shared lane. The apron itself is off-limits to cars for about a week, so neighbors will need to steer around it. We talk to you about timing so nobody is trapped.

Our Charbonneau driveway still has old paint from the 1980s. Is it salvageable?

Usually. Fifty-year-old concrete is often very hard underneath. We grind all the paint off, fill the hairline cracks, and overlay it. If the slab has heaved from tree roots or broken into loose pieces, we will tell you that replacement is the right call.

Does Wilsonville's warm summer speed up the cure?

It helps the coating cure properly, but it does not shorten the wait much. Warm, dry weather is the best condition for driveway coatings. Even in July and August, Wilsonville owners should wait a day, maybe two, to walk on it and close to a week to drive on it. In spring or fall, cooler air can stretch that a little. We avoid coating in winter fog entirely.

Our Frog Pond house is brand new. Should we seal now or wait?

Wait until the concrete has cured, usually several months to a year. A meter reading comes first. Sealing too early traps water and clouds the finish. Once it passes, sealing early protects it from oil and tire marks.

The edges of our Villebois apron are chipping. Can that be fixed?

Small chips can be patched before sealing, and the sealer helps keep water out so they do not grow. If the edge is broken badly, it may need a concrete repair first. We look at it during the estimate.
