Driveway Sealing for Happy Valley's New-Build Homes

Most Happy Valley driveways are less than twenty years old. They still need protection, and some already need repair.

Happy Valley has grown so fast that most driveways here were poured after 2005. That sounds like good news for concrete, and mostly it is. But new builds come with their own problems. Many builders roll a cheap gray sealer over the driveway just before closing. It looks fine for a year, then wears off unevenly and leaves a patchy look, especially where cars turn in.

The other problem is that a lot of these homes sit on hills around Scouters Mountain and Mount Scott. Sloped driveways get slick in the rain, and the cool nights up here mean the surface stays damp in spring and fall. We are about 30 minutes from Vancouver down I-205, and we plan work up here for dry stretches.

Why Builder Sealer Has to Go First

Builder sealer is a thin film. Once it starts to fail, anything we put over it will fail along with it. So the first step on most Happy Valley driveways is removing what the builder left. Then we can apply a penetrating densifier that bonds with the concrete, then a clear acrylic topcoat, gritted for traction and tough against hot tires.

For newer driveways that are structurally sound, that is often all they need. If the surface has already scaled, maybe from deicer on a hillside street, we grind it and apply a polymer overlay, 40 to 100 mils. It covers the damage, evens the color, and stands up to salt. Cars stay off for about a week, and the cool nights up near Mount Talbert can stretch that a bit.

Fresh Slabs, HOAs, and Hill Streets

In Eagle Landing, Rock Creek, and along Sunnyside Road, nearly every driveway is a 2005 to 2024 two- or three-car slab. Most are sound, but we still see curing compound left on top, surface crazing from pours on hot days, and moisture in the newest ones near Pleasant Valley. HOAs usually care about color, so we talk through clear sealer versus a tinted overlay before we quote. Near Happy Valley Park and Mount Talbert, driveways on steeper lots get extra grit.

Happy Valley Driveway Coating Costs

Most Happy Valley driveways are 550 to 750 square feet. Run through our $3 to $7 per-foot pricing, the total lands near $1,650 to $5,250. Removing builder sealer adds a little labor. Driveways that only need densifier and sealer usually come in toward the lower half of that range.

Frequently Asked Questions

My Happy Valley builder sealed the driveway. Why is it already patchy?

Builder sealer is usually a thin, inexpensive film meant to look good at closing. It wears off under tires first and stays where nobody drives, which leaves a blotchy look. We remove what is left and apply a penetrating system that lasts much longer.

Will my HOA approve a driveway coating?

Most HOAs care about color, not the product. A clear sealer keeps the natural gray and should not need approval. A tinted overlay might. We give you color samples and product sheets you can submit to the HOA before we schedule.

Why does the driveway stay wet so long in the mornings up near Scouters Mountain?

The hills get cooler nights and a bit more rain than the valley. Concrete loses heat overnight and holds dew. A sealed driveway sheds water faster and dries sooner, and it keeps moss from getting started in the pores.

Is my three-year-old driveway too new to seal?

No. At three years it has cured. We still check moisture before sealing. Newer driveways in Pleasant Valley that were poured within the last year may need to wait, and we will let you know.

Will a coating stop the cracks from getting worse?

It will not stop the concrete from moving. What it does is keep water out of hairline cracks, which slows freeze damage. If a crack is actively opening, the coating will crack along with it over time. We explain which ones those are.
