La Center Driveway Coatings, Old Town to New Subdivision

La Center is a 25-minute drive for us, straight up I-5 to exit 16, and we are happy to make it. Once we get off the freeway, the driveways could not be more different. In Downtown La Center, near Sternwheeler Park, some houses have short narrow strips to detached garages, poured sometime between the 1920s and 1970s. A mile out, the 2010s subdivisions have wide, smooth two-car driveways that have barely been used.

The old ones usually need more than a sealer. They are thin, cracked, and often worn down to aggregate, with a lip where the garage slab meets the drive. The new ones need protecting before they start to look like the old ones. Both can be coated, but not with the same approach, and the price reflects that.

River Fog Means Moisture Matters

The East Fork Lewis River keeps La Center damp. Winter mornings are foggy, and concrete near the river never really dries out between November and April. That affects driveways in two ways. Wet concrete grows moss and algae fast, and it also means we have to time the work carefully. We check moisture before we coat, and we only schedule when the slab and weather are dry enough.

On a newer driveway in good shape, we use a densifier that hardens the surface from within and a salt-resistant acrylic sealer with added grit on top. On older driveways where the surface has broken down, we grind and apply a polymer overlay that is 40 to 100 mils thick. Both are salt and deicer resistant.

Old Core, New Edges, and Acreage

The older homes downtown and near the river have the thinnest, most cracked driveways in town. Some of those cracks have shifted over decades, and we are straight with people about which ones will come back through a coating. In the subdivisions toward the I-5 junction, driveways are new but can still be holding moisture from the pour. Out toward Lockwood Creek and the Timmen Road area, acreage homes have gravel lanes with concrete pads by the house. We coat those pads and leave the gravel alone.

Probably, as long as the pieces are not loose or tilting. We fill the hairline cracks and overlay the surface. Cracks that have opened wide or shifted will likely show through again in time, and we will mark those for you at the estimate. Coating is not a fix for broken concrete.

Is it too damp near the East Fork to coat a driveway?

Not in the right season. We do most river-town driveways from late spring through early fall, when the slab has had time to dry. We check moisture with a meter first. If it is still too wet, we wait. Rushing a coating onto damp concrete is how it fails.

Should I seal my new subdivision driveway right away?

Give it at least a few months, ideally a full season, so the concrete can cure out. Then seal it before the first winter of wear. We check moisture first. A slab that is still drying will trap water under sealer and turn cloudy.

Can the coating handle mud tracked in from the gravel?

Yes. Mud and gravel come off a sealed or overlaid pad much more easily than off bare concrete, and they do not grind in as deep. Sweeping regularly keeps it looking good. The grit in our top coat also gives you traction on muddy days.

How far out will you go for a driveway job?
