Brush Prairie Driveway Pads, Sealed and Resurfaced

Most properties out here do not have a driveway in the city sense. They have a quarter mile of gravel off the road, then a concrete pad in front of the house and another in front of the shop or barn. That concrete takes the worst of everything: mud and rock off the lane, horse trailers backing up, a tractor parked for the winter, and shade from the firs that keeps it wet from October to June.

We coat the concrete pads, not the gravel lane. That is a real distinction when you are pricing a job, and we would rather make it clear up front than have you assume we are quoting the whole drive. Most of Brush Prairie and Hockinson is a 20-minute drive for us along SR-503.

Moss, Shade, and Equipment on Rural Concrete

Brush Prairie is cooler and wetter than town, with heavy tree cover. Concrete under trees stays damp for months, and moss roots into the pores. Pressure-washing it every spring only opens the surface further. Sealing closes those pores so water beads and runs off, and the slab dries between rains. That alone makes the pad easier to live with.

Where the pad has been chewed by equipment or spalled by frost, we grind it and trowel on a polymer-modified overlay somewhere between 40 and 100 mils thick. It is harder than bare concrete, rated for deicer, and finished with a grit broadcast so you do not slip walking to the barn on a wet morning. Hairline cracks get filled. A wide crack that opens and closes will eventually reappear.

Horse Properties and Well Water

The typical Brush Prairie or Hockinson property has an attached garage with a 600-square-foot pad, plus a shop or barn apron that can be twice that. Many of them are on well water, and if you have been washing the driveway with it, you may see white or orange mineral staining. That usually cleans off before coating. Around Glenwood and the Bells Mountain foothills, the lots are steeper and water runs across the pad after rain, so we check where it goes before we seal. Standing water on a rural pad is a slip hazard and a moss farm.

What Coating a Rural Pad Runs

A house pad plus a shop apron on a Brush Prairie acreage often totals 800 to 1,400 square feet of concrete. At $3 to $7 per foot, that ranges from about $2,400 for sealing a sound slab to about $9,800 for overlaying every foot of the larger ones. Only the concrete is priced. The gravel lane is not.

Frequently Asked Questions

Our horse trailer and truck park on the concrete. Can the coating take that?

Yes, once it cures. We ask you to keep the loaded truck and horse trailer parked out on the lane for about a week until the overlay is fully hard. After that, rubber tires, hooves, and trailer jacks on a pad are fine. We recommend a plywood square under a trailer jack if it will sit for months, just as you would on bare concrete.

Mineral stains from our well water are all over the driveway. Can you remove them?

Most of the time. Hard water leaves calcium and iron deposits that respond to the right cleaner. We treat them before sealing so they are not locked under the coating. If you keep washing the pad with well water afterward, wipe up standing puddles to avoid new spotting.

Can you coat the gravel part of my Hockinson driveway?

No. Coatings bond to concrete, not loose gravel. For the lane itself, you want a gravel or paving contractor. We handle the concrete pads at the house and shop. Some owners pave a short strip between the gravel and the concrete to cut down on rock tracking.

Will moss come back on a sealed pad under the trees?

It will try, but much more slowly. Moss has to have a spongy, wet surface to anchor in, and sealing takes that away. Blow off needles and leaves regularly, rinse the pad each spring, and reseal every few years. That is far less work than scrubbing moss out of raw concrete.

Is the drive out to Brush Prairie an extra charge?

No. It is about 20 minutes from our shop, well within our normal area. We do try to schedule jobs out here during dry stretches so we are not waiting on the weather, and we can often look at the house pad and shop pad in one trip.
