Washougal Driveway Coatings That Stand Up to the East Wind
The Gorge wind hits Washougal first. Ice, grit, and salt come with it, and driveways take the beating.
Free In-Home EstimateWhen the east wind comes out of the Columbia Gorge in January, Washougal usually gets the ice before Vancouver does. People throw rock salt on the driveway, the ice melts, the water soaks into the concrete, and overnight it freezes again. Do that enough winters and the top of the slab starts to peel away in thin flakes. That is spalling, and it is the most common driveway problem we see east of Camas.
A coating can stop that cycle, but only if it goes on a slab that is still structurally sound. Up toward Lookout Ridge and Mount Norway, most driveways are newer and just need protection. Down near the river and in Downtown Washougal, some of the older ones have been patched two or three times, and a few are past saving. We say plainly which camp yours is in.
What Holds Up Out Here and What Does Not
Cheap acrylic sealer from the hardware store does not last long against Gorge weather. The wind drives grit into it like sandpaper and the salt lifts it at the edges. What works is either a penetrating densifier that toughens the concrete from inside, followed by a deicer-resistant sealer, or on damaged slabs a full polymer overlay built up 40 to 100 mils thick. Both are rated for deicer.
The overlay also gets a light aggregate broadcast into the final coat. Hillside driveways off Washougal River Road can be steep, and on an icy morning you want every bit of grip you can get. We would rather hand you a surface that feels slightly rough than one that looks glossy in photos and throws you on your back.

River Town, Hillside, and Acreage Driveways
Washougal driveways come in three types. The older homes near Steamboat Landing and the river have short, patched slabs from the 1950s and 60s. The newer hillside homes have steeper, longer driveways that collect wind-blown grit and pine needles. Out east toward Cape Horn, acreage properties often have a long gravel lane that ends at a concrete pad by the house or shop. We coat that concrete pad, not the gravel, and we plan around the grit the lane tracks onto it. The drive from our shop is about 25 minutes, straight out SR-14 past Camas.

Washougal Driveway Coating Costs
A standard two-car hillside driveway here runs about 550 to 650 square feet, which comes to somewhere between $1,650 and $4,550 depending on whether it needs sealing or a full overlay. Acreage properties with a 1,200-square-foot concrete pad by the shop land between $3,600 and $8,400. The gravel lane leading to it is not part of the job.
Frequently Asked Questions
Is the coating safe to use rock salt on during a Washougal ice storm?
Yes. Both our sealer and our overlay are rated for rock salt and magnesium chloride. You do not have to baby it. We do suggest shoveling or sweeping the slush off once it melts rather than letting salty water sit for days, which is good advice for any concrete.
My hillside driveway near Mount Norway is steep. Can it still be coated?
Usually, yes. Steep driveways are the reason we broadcast aggregate into the top coat. We may add a little more grit on the steepest section. What we cannot fix is a slope that sheds water onto a cracked or undermined area at the bottom, so we look at drainage during the estimate.
Gravel from my lane keeps ending up on the concrete. Will it scratch the coating?
Loose gravel will scuff any surface over time, including bare concrete. The overlay is much harder than sealer alone and handles it well. A quick sweep once a week keeps grit from grinding in under tires. Some people add a short strip of pavers at the gravel edge to catch rocks.
Why do some Washougal driveways peel after they are sealed?
Usually because the sealer went on dirty or damp concrete, or it was a thin film-forming product that could not flex through freeze and thaw. Salt gets under the edge and lifts it. We clean and profile the surface first and use materials made for this climate.
Can a coating fix the patched and sunken section by my garage?
No, not if the concrete has dropped. A coating matches the surface underneath, so a sunken panel stays sunken. Mudjacking or replacing that one section first, then coating the whole driveway, is often the best combination. We can tell you which option makes sense when we see it.
