Longview, WA Patio Coatings with Texture and Real Grip
Longview patios spend half the year wet and shaded. A textured overlay makes them safer underfoot and better looking.
Free In-Home EstimateWalk through the Old West Side after a week of fog and look at the front steps. Green edges, slick spots, old concrete stained dark. Those are the surfaces we fix. A craftsman porch, a back patio on a mid-century ranch, a walkway to a detached garage: all of them can get a decorative polymer overlay that looks like flagstone, slate, brick or wood plank, with a texture that grips when it is wet.
This is a coating, not new construction. We put 60 to 80 mils of overlay over the concrete you already have, tint it with pigment that holds up to UV, and finish with an acrylic sealer. The slab underneath has to be sound. If it is, you get a surface that looks custom, handles freeze-thaw, and resists moss far better than bare concrete does.
What Damp Air and Shade Do to an Outdoor Slab
Longview sits on flat river-bottom land, and outdoor concrete there stays damp for long stretches. Shade from mature trees in the older neighborhoods keeps it damper still. That is how moss gets a foothold and how steps turn slick. Bare concrete is porous enough for roots to grab. A sealed, textured overlay gives them much less to hold onto.
The texture is the other half. Anti-slip grit goes into the system so a wet patio or a set of front steps is not a hazard. The overlay is rated for freeze-thaw cycles, so the occasional cold snap will not pop it off. It still needs a rinse once a year to keep growth from settling in, and it carries a 10-year warranty.

Porches, Steps and Backyard Patios Across Longview
On the Old West Side and around the St. Helens neighborhood, the period homes often have concrete front steps and narrow walks that have been there for decades. Mid-century ranches in Olympic tend to have a slab patio out back. Columbia Heights homes are newer, with bigger patios and covered areas off the kitchen. Close to Lake Sacajawea, moss and shade are the main issue. Because steady rain is the rule here, we book outdoor work for dry spells and need the slab dry before we start. We drive about 45 minutes from Vancouver to get to you.

Patio Coating Prices for a Longview Yard
Expect $5 to $10 a square foot for a decorative overlay here. A 300-square-foot back patio comes in between $1,500 and $3,000. Add front steps and a walkway and the area grows, so a 450-square-foot job would be $2,250 to $4,500. Stamped patterns and extra crack repair push the number up. We measure and give you a firm quote on the spot.
Frequently Asked Questions
The front steps on our 1920s house get slick every winter. Can you coat steps?
Yes, steps are one of the most common things we coat. We clean and profile them, repair chipped nosings, then lay the overlay with anti-slip grit worked in. The result looks finished and holds traction in the rain. If a step has cracked clean through or is loose, that gets fixed first.
Which pattern looks right on an older Longview house?
On craftsman and period homes, brick and slate patterns tend to suit the architecture. Flagstone works on almost anything. Wood-plank looks are popular on newer Columbia Heights patios. We bring color samples and photos of each texture to hold up next to your siding and trim.
Is moss going to grow back?
It will try. Our yard is damp and shaded much of the year, and nothing outdoors is moss-proof. The sealed overlay resists it much better than raw concrete, and a yearly rinse keeps it off. Skip that rinse for several years under heavy trees and you will see green again.
Can you coat around a pool?
If the deck is already there, yes. Pools and fresh deck pours are outside what our crew does. The overlay gives you a cooler, textured, slip-resistant surface around the water. Same process as a patio: inspect, repair, overlay, seal.
How long before we can put furniture back?
Install is one to two days and cure takes two to three. Light foot traffic comes first; furniture and grills wait until the cure is done. In cooler, damp Longview weather we lean toward the longer side and will tell you the day it is ready.
