Here is the first thing we check on any Longview garage: how close is the water under it? Almost the whole city sits on diked flats between the Columbia and the Cowlitz. The water table is high, the ground stays damp from October to May, and a slab on that ground breathes moisture upward all winter. Put a cheap roll-on kit over that and it peels by the second spring. We see a lot of those kits.

The second thing we check is the age of the concrete. A detached garage behind a craftsman on the Old West Side was probably poured somewhere between the 1920s and the 1950s, and it is thin. A ranch out on the flats in Olympic or West Longview is usually mid-century. A garage up on Columbia Heights is newer, thicker, and in better shape. Each one gets the same flake floor, but the prep is different.

What a Full Flake System Does Against Damp Ground and Grit

Our base coat is 100% solids epoxy, which means nothing in it evaporates out and leaves pinholes. It goes onto concrete that has been diamond ground open, never acid etched, so the resin bites into real aggregate. Then we throw flake until the floor will not take any more. That full broadcast is what hides the patches and stains on a 70-year-old slab, and it gives the surface a little texture so wet boots do not slide.

On top goes a polyaspartic clear coat. It is UV stable, so it will not yellow in the strip of sun by the door, and it shrugs off hot tires. Mill-town grit is the other enemy here. Fine abrasive dust gets tracked in all winter and grinds bare concrete down. On a 30 to 40 mil flake floor it just sits on top until you sweep it out. Tim backs that floor for 15 years.

Old Detached Garages, River-Flat Water, and the Drive Up

Before any grinding, every Longview slab gets a calcium-chloride or RH moisture reading. On the flats near Lake Sacajawea and R.A. Long Park, a high reading is common, and when we get one the floor gets a moisture-mitigating primer under the flake. Thin old detached slabs get cracks filled and loose patches cut out. Columbia Heights garages usually just need a clean grind. For us, the trip is roughly 45 minutes: up I-5 to exit 36, then west along Ocean Beach Highway. Gray, foggy days slow the cure, so we plan topcoats for the warmest hours.

Our garage on the Old West Side is detached and the slab looks thin. Is it too far gone for flake?

Usually not. Thin is fine as long as it is not breaking apart or heaving. We grind it, fill cracks, and replace loose patches before the base coat. If chunks are lifting out or a corner has sunk, we will show you and tell you straight that coating will not fix it.

Why test for moisture in a garage that looks dry?

Because Longview sits on diked river flats with a high water table. Concrete there can look bone dry on top while vapor moves up through it daily. A reading takes a few minutes and shows us if the regular system will grip or if a mitigating primer has to go down first. Skipping it is how coatings lift.

Which flake colors hide the gray grit people track in from work?

Busy blends do best. For dust between sweeps, our picks are Leggari Gravel, Moon Rock or Desert Storm. Desert Polymer brindle chips at one inch hide even more. Sample boards come with us to the estimate, and you can set them on your own floor under your own light and decide.
