Patio and Outdoor Coatings in Kalama With River Views to Match

Plenty of houses in Kalama look straight out at the Columbia. The concrete you stand on to enjoy that view should look as good as the view does.

Start with the weather. Wind comes up the Columbia and hits the bluffs head on, rain arrives sideways in winter, and the fog off the river leaves everything damp well into the morning. Bare concrete patios here go green at the edges, grow moss in the joints, and turn slick on the shady side of the house. That is not a cleaning problem. It is porous concrete doing what porous concrete does in a wet climate.

A decorative polymer overlay changes that. We lay down a textured coat at 60 to 80 mils, give it color and a pattern like flagstone, slate, brick or wood plank, and seal it with acrylic. Rain beads and runs off rather than wicking in, the texture gives you grip, and stands up to freeze and thaw cycles. It goes on patios, covered porches, walks, front steps and pool decks.

Built for Fog, Wind and Freeze-Thaw on the River

Kalama gets a little colder than Vancouver, and the patios that face the river take the wind straight on. Water that soaks into bare concrete freezes on cold nights, expands, and flakes the top layer off. The overlay is rated for freeze and thaw, and the sealer keeps water from getting into the surface to start with.

Moss is the other fight. The coating resists it much better than raw concrete, but no outdoor surface in this climate is moss-proof. Give it a rinse once a year, usually in spring, and it stays clean. Light foot traffic can start after a day or two; chairs and tables wait until day two or three. The warranty is 10 years.

Bluff Patios, Hillside Steps and Old Downtown Walks

Houses up on the bluffs often have a patio or deck pad placed to face the Columbia, which puts it right in the wind. Homes on the hillside above First Street tend to have front steps and stair-step walks that get slick, and those are some of the best spots for this coating. In Downtown Kalama, older walks are often uneven and patched; we grind high spots and fill before we lay the overlay. Out Kalama River Road, people coat patios off the shop or boat garage. It is about a 35 minute drive for us, and we only book outdoor work when the forecast gives two dry days.

Kalama Patio and Step Pricing

Outdoor overlays run $5 to $10 per square foot. A 250 square foot patio facing the river comes to about $1,250 to $2,500. A bigger 400 square foot covered patio is $2,000 to $4,000. Hillside entry steps plus a short path, roughly 120 square feet, runs $600 to $1,200. Pattern choice and repair work decide where you land.

Frequently Asked Questions

Our front steps on the hill turn into a slide every winter. Can you fix that?

That is one of the most common reasons people call us. The overlay has texture built into it, and we can add more grit on the treads. It stays grippy wet, which bare broom-finished concrete stops being once moss and algae move in.

Can you match the look of the stone around the Kalama River?

We can get close. Flagstone and slate patterns in grays and earth tones pick up river rock well. We bring color samples and pattern photos to the estimate so you can see them next to your house and your view.

Will the wind off the Columbia wear the coating down?

Wind by itself does not hurt it. What wind carries does: rain, grit, leaves, salt air near the water. The sealer handles that. Plan on a light reseal every few years on the most exposed patios, and a hose rinse every spring.

Do you build pool decks or just coat them?

Coating only. If you have an existing concrete pool surround in sound shape, we can give it a cooler, grippier, better-looking surface. We do not pour new concrete or build pools.

Rain is in the forecast for our install week. Now what?

We do not start if rain is due before the coating sets. The Kalama forecast changes fast with the river fog, so we watch it closely and move the date if needed. Better to wait a few days than to lay an overlay that gets rained on.
