Basement Epoxy Floors in Castle Rock, WA, Tested Before Coated

In a river town this damp, the first tool we bring into a basement is a moisture test, not a grinder.

Downtown Castle Rock is full of older houses, and some of them sit on basements that have stayed damp for decades. The town runs wetter than Vancouver, fog comes off the Cowlitz River on cool mornings, and a basement slab sitting in that ground can pass a lot of water vapor without ever showing a puddle. Epoxy laid on top of that without a test will blister and peel.

So every basement job starts the same way. We run a calcium-chloride or RH test, read the numbers, and then decide which system goes down. A dry slab gets our standard build. A slab moving more vapor gets a moisture-mitigating primer first. A slab with water actually coming in gets no coating until the source is fixed, period.

Why This Basement System Suits Damp Cowlitz County Ground

The finished floor is 100% solids epoxy over a diamond-ground slab, chips spread until the surface is covered, then a clear polyaspartic finish. Total thickness lands at 30 to 40 mils. It tolerates moisture, resists mold, and wipes clean. You get a floor that stays warm-looking and bright in a room that used to smell like wet concrete. Install takes a day or two and cure takes two to three. Fifteen-year warranty.

That primer is what makes the difference in a damp house. It ties into the concrete and blocks vapor from pushing up under the epoxy. On a basement near the river or tucked into a hillside lot, there is a good chance we recommend it. We would rather add one step than come back to a floor that let go.

Old Tile, Old Slabs and River Moisture in Castle Rock

Older Castle Rock basements often have 9x9 tile glued to the slab. Tile that size from that era may contain asbestos, and we do not tear it out ourselves. A lab sample settles the question. A positive result means a licensed abatement outfit pulls the tile first, and only then do we grind and coat. Sometimes sealing it in place under the system is allowed instead; we make that call in person. Out by Silver Lake and Toutle, homes are more often on slab or crawlspace, with basements less common. We are about 50 minutes north on I-5 and plan the test visit and install days together.

Basement Floor Pricing for Castle Rock Homes

Basement floors run $5 to $10 per square foot. A 600-square-foot basement comes to roughly $3,000 to $6,000, and a 900-square-foot one runs about $4,500 to $9,000. A moisture-mitigating primer pushes the job toward the upper half. Abatement, if tile needs it, is billed separately by the abatement company.

Frequently Asked Questions

Our basement smells musty but never floods. Does that mean the slab is wet?

It can. Musty air often means vapor coming through the concrete, which is common in damp ground near the Cowlitz River. The only way to know is to test. We tape down a calcium-chloride kit or drill for an RH probe, read it, and then pick a primer if the number calls for one.

There is old square tile on the floor of our 1950s basement. Can you just grind it off?

No. Nine-inch tile from that era may contain asbestos, so we do not grind it or pull it. Send a chip to a lab first. Should it test hot, a licensed abatement crew handles removal, then we take over. On some floors encapsulation is the better route, and we let you know which one applies after looking.

Water seeps in at one wall during heavy rain. Can a coating seal that?

No coating fixes water that is coming in. That is a drainage, gutter or wall problem, and it has to be solved first. Once the leak is fixed and the slab dries out, we test again and coat. Covering a wet slab only traps the problem.

Will the epoxy floor feel cold in a Castle Rock winter?

It will feel about like the concrete under it, since the coating is thin. It does look warmer and brighter, and it does not hold dampness like carpet does. Many people add area rugs where they sit. The floor takes a rug fine and cleans up easily.

We live out near Ryderwood. Do you travel that far for a basement job?

Yes. Castle Rock is about 50 minutes up I-5 from us, and Ryderwood is a bit farther past that. We plan the moisture test and estimate in one trip, then line up the install days so the drive is not wasted.
