Kelso, WA Driveway Coatings Built for a Wet River Valley
Most Kelso driveways are not falling apart. They are worn, stained and soaked half the year, and a coating can deal with that.
Free In-Home EstimateRain is the first thing to think about with a Kelso driveway, and a lot of it comes in sideways off the Cowlitz River. Long wet winters, fog off the Cowlitz and cold mornings mean the concrete stays damp for months, and damp concrete grows moss, holds stains and slowly sheds its surface paste. By the time a driveway on one of the older streets in Downtown Kelso is 60 years old, the top is often rough and gray with the stone showing.
A coating will not rebuild a slab that is heaving or crumbling. It will protect one that is sound but tired. On each visit our job is to sort out which kind you have, and to say so even when the answer is replacement. Plenty of hillside ranches in North Kelso and Lexington have driveways that are perfect candidates.
Two Systems, Picked by What Your Concrete Needs
For a slab that is solid but surface-worn, we lay down a polymer-modified resurfacer between 40 and 100 mils, which restores a smooth, even face. A light aggregate goes into it so wet tires and wet shoes still grip. For a driveway that is in good shape and just needs protection, we soak in a densifier and follow it with an acrylic sealer that holds up to sun, which together harden the top and shed water instead of absorbing it.
Either one resists road salt and deicer, which matters on the hills when the rare ice storm hits. Hairline cracks get filled. A moving structural crack will eventually show through any coating, and we tell you that before you sign. The work takes one to two days. Foot traffic in 24 hours, vehicles in 48 to 72. The system is backed by an 8-year warranty.

Steep Drives, Flat Drives and a High Water Table
Kelso driveways come in two shapes. Down in the flats along the Cowlitz they are short and flat, and the low spots near the river sit over a high water table, so puddles linger and stay dark. On the hill streets the driveways are steeper, which makes grip and drainage the concern. Rural drives out in Rose Valley and Ostrander are often long and partly gravel, so we only coat the poured part. Our crew is about 40 minutes away on I-5, which lets us watch the forecast and pick a dry two-day window.

Driveway Coating Prices Around Kelso
Our driveway systems price between $3 and $7 for each square foot. A standard two-car approach about 20 by 30 feet is 600 square feet, so a sealer system sits near $1,800 and a full overlay can reach $4,200. A short flats driveway at 400 square feet comes in around $1,200 to $2,800. Crack repair is part of the bid, not a surprise later. Exact pricing follows a measurement.
Frequently Asked Questions
Our Kelso driveway gets slick with moss every winter. Will a coating stop that?
It slows it a lot. Moss needs a porous surface that stays wet, and a sealed or overlaid slab sheds water instead. Shaded drives near the river can still grow a film, but it rinses off with a hose instead of needing a pressure washer and scraper. The aggregate in the overlay keeps it grippy in the meantime.
Can you coat a driveway that slopes hard down a North Kelso hill?
Yes. Steep drives are where the aggregate earns its keep. We broadcast a little more of it on a slope so tires and boots grab in the rain. We also check where water runs off the bottom so the coating does not trap it against the garage door.
What happens to the big crack across our driveway?
We fill it, and if it is a hairline it stays hidden. If the two sides move up and down with the seasons, the crack will reappear through the coating at some point. That is just physics. We would rather tell you now than have you find out next spring.
Will the coating take deicer if we get an ice storm?
Yes. Both the overlay and the sealer system are rated for salt and common deicers. Ice storms hit Kelso some winters, and people salt the hills. Rinse the residue off once it warms up and the surface stays in good shape. Skip metal shovels on the overlay.
Our drive out in Ostrander is half gravel. Can you coat just the concrete apron?
Sure. Lots of rural places have a poured apron near the garage or shop and gravel after that. We coat the concrete only and finish a clean edge where it meets the rock. Smaller jobs like that still get the same prep and the same warranty.
