Driveway Coatings in Longview, WA That Handle the Wet
Rain, fog, and grit work on a Longview driveway nine months a year. A coating gives the concrete something to stand behind.
Free In-Home EstimateA lot of people call us expecting one product for every driveway. That is a mistake, and it costs money. In Longview we look at the slab first and choose between two approaches. A driveway that is sound but tired is hardened with a penetrating densifier, then sealed with UV-stable acrylic. One that is scaled, stained or patchy gets an overlay of polymer-modified material, 40 to 100 mils thick, with a light aggregate broadcast for grip.
The town gives us plenty of both kinds. Mid-century ranches across the flats in Olympic and West Longview have driveways that have seen 60 or 70 years of rain. Newer homes on Columbia Heights have younger concrete that mostly wants protecting before it starts to go. Old craftsman lots on the Old West Side often have short driveways or alley approaches that were patched over the decades.
Why Coat a Driveway on River-Flat Ground
Bare concrete is a sponge. On damp, flat river-bottom ground it soaks up water through the gray months, and the surface slowly scales and flakes. Winter deicer speeds that up. A densifier hardens the top of the slab, and the sealer keeps water and salt from getting in. The overlay version goes further and puts a new wearing surface over concrete that has already lost its top layer.
Both are salt and deicer resistant, and the aggregate keeps tires and shoes gripping on wet mornings. The warranty is 8 years. One plain fact: hairline cracks get filled and mostly disappear, but a crack that moves with the ground will show through again over time. And if a driveway is heaving or crumbling, a coating is not the answer. That one needs replacing.

What Longview Driveways Look Like Up Close
The flats from Lake Sacajawea out to West Longview stay wet much of the year, so we see moss lines, green edges, and surface scaling on older driveways. Columbia Heights drives are on higher ground and usually just need sealing. Steady rain means we watch the forecast closely and only coat on a dry window, since the slab has to be dry enough to bond. Grit tracked out of the mills and off work trucks scuffs bare concrete, and a sealed surface rinses clean. We are about 45 minutes away, north on the freeway to exit 36.

Longview Driveway Coating Costs
Plan on $3 to $7 a square foot for a Longview drive. The low end is densifier and sealer on sound concrete; the high end is a full overlay. On a 600-square-foot driveway that works out to about $1,800 for a seal job up to $4,200 for an overlay. Crack repair and heavy cleaning push it toward the upper end. Frequently Asked Questions
Our ranch house in Olympic has a driveway with a flaky, rough surface. Seal or overlay?
Flaky and rough usually means the top layer has already scaled off, and sealer alone will not bring it back. That is overlay territory. If the slab underneath is still solid and not heaving, the overlay gives you a fresh, even surface with grip broadcast in. We confirm by sounding and inspecting it.
It rains here most of the winter. When can you actually do the work?
The concrete has to be dry, and so does the forecast for the days we install. That makes late spring through early fall the main season in Longview. We can sometimes catch a dry stretch in shoulder months. Foot traffic is fine after 24 hours and cars after 48 to 72.
Will the coating cover the cracks in our old driveway?
Hairline cracks, yes. We fill them and the coating goes over. Cracks that open and close as the ground moves will come back through eventually, and we would rather tell you that now. If one section has sunk or lifted, that is a replacement problem, not a coating one.
Does a sealed driveway stop moss from growing?
It helps a lot. Moss needs a porous, damp surface to root into, and a sealed slab gives it far less to grab. On shady driveways near the lake you will still want a rinse each year. It is far easier than scraping moss out of bare concrete.
Can the coating handle the deicer we put down on icy mornings?
Yes. Both the sealer and the overlay are made to resist salt and deicers. Bare concrete is what gets eaten by them. Rinse heavy salt off in spring and the surface will keep doing its job through the 8-year warranty.
