Basement Epoxy Floors for Beaverton Split-Levels and Lower Floors

The 1960s and 70s split-levels in Cedar Hills have a family room half a floor down. That room is Beaverton's version of a basement.

Beaverton's older neighborhoods were built during the split-level years. In Cedar Hills, West Slope, and Raleigh Hills you walk in, go down six steps, and you are on a slab floor partly below grade. Some of the older homes on the West Slope hillside have full daylight basements too. Those are the rooms we coat here.

Nineties houses up on Murray Hill and Sexton Mountain mostly sit over crawlspaces, and out toward Cooper Mountain the newer homes are on slab. For those families it is usually a garage gym or a converted bay that needs the floor. Near Progress Ridge, the slabs are young enough that a moisture reading can surprise you.

Why West-Side Clay Matters Under a Lower Floor

Seven gray months a year soak Beaverton, and the clay soil keeps groundwater close to the slab. A split-level lower floor has soil against its walls and, in homes this age, no vapor barrier underneath. We test before we quote. A calcium chloride dome or RH probe tells us whether the slab needs a moisture-mitigating primer, and on the west side it often does.

Then comes the build: 100% solids epoxy, chips broadcast wall to wall, polyaspartic seal. It lands around 30 to 40 mils, keeps the room from smelling like damp concrete, and handles a playroom or gym. We warranty it for 15 years. Split-level laundry corners take the most abuse, and the flake hides drips from the washer.

Cold Joints, Mixed Slab Ages, and Old Tile

Beaverton has 60 years of slab ages. A 1965 Cedar Hills lower floor may have cracked concrete and old paint; a 2020 Cooper Mountain garage may have builder sealer. Split-levels often have a cold joint at the step down, which we grind and fill. Carpet in older family rooms sometimes hides 9 by 9 tile, and we will not grind that. A lab tests it; if it carries asbestos, a licensed abater removes it or, when it is intact, it may be encapsulated. We make that recommendation in person. It is about 40 minutes to Beaverton on Highway 26, past the Nike campus.

Beaverton Lower-Level Pricing

A Cedar Hills split-level family room with laundry runs 500 to 650 square feet. Our $5 to $10 rate puts it at $2,500 to $6,500. A daylight basement on the West Slope near 900 square feet is $4,500 to $9,000. Moisture primer on the clay and carpet removal push most Beaverton lower floors into the upper half.

Frequently Asked Questions

Our Cedar Hills split-level has carpet over the lower floor. What is usually under it?

Concrete, sometimes with old tile or glue. We pull the carpet and pad, look at what is there, and test. If there is tile, it gets sampled before we touch it. Glue gets ground off.

Does a cold joint at the step need special treatment?

It gets ground flush and filled so the coating runs across it cleanly. Cold joints can move a hair seasonally. The flexible fill and the flake pattern keep that from showing.

Is Beaverton clay really that wet?

In winter, yes. Clay holds water, and the west side is gray and wet for seven months. A lower floor with no vapor barrier on that soil reads high more often than not, which is what the primer is for.

Can we coat a garage gym in Cooper Mountain the same way?

Yes. Newer slabs out there often have builder sealer, which we grind off. Then the same test and the same system. A gym floor with flake wipes clean and grips well under sneakers.

How far is Beaverton from your shop?

About 40 minutes via Highway 26. A Beaverton lower floor needs two or three crew days, the larger rooms taking the longer end. The crew arrives early to miss the worst of the Sunset Highway traffic, and the estimate visit comes first with its own moisture test.
